Signing of a pre-purchase contract / reservation
The next step in the acquisition of

Execution of the
purchase contract
The document on the basis of which
the ownership of the apartment is transferred, is the contract on sale
of property. It is prepared by a lawyer or a notary. If the contract is not signed before a notary in Austria, the signature has to be properly verified for the use abroad, usually by an apostille stamp.

Transfer of the purchase price to notarial custody / reimbursement of costs
Following the signature of the purchase contract, the purchase price is deposited with an Austrian notary or lawyer. Along with the purchase price, the real estate transfer tax, cadastral fee and notary fees are paid as well.

Registration of a change of property owner in
the Land Registry
The change of the owner of the investment apartment is effective at
the moment of signing the purchase contract by both parties. I.e. from the moment the contract is concluded,
the property (and the rental income) belong to the new owner.
The process of registration of the change of owner at the Land Registry then takes 1-2 months.

Signing of the operating contract / takeover of the real estate
Following the signature of the purchase contract and the registration of the new owner at the Land Registry, the new owner signs the operating contract with the management agency (operator) of the apartment. The contract includes the obligations of the operator regarding the management of the apartment, cleaning / repairs, and its offer for accommodation purposes. It also determines the amount of the operator's remuneration.

Registration with the Austrian tax office for income tax and VAT
The new owner of the property (whether natural or legal person) is obliged to register with the Austrian tax office for both income tax and value added tax. Accounting and tax obligations are usually taken care of by a selected Austrian accounting firm, which continues to communicate directly with the property owner.
