Introduction

The Zillertal needs no introduction. With more than 540 kilometres of slopes, it is one of the largest ski areas in the Eastern Alps and a favourite destination for skiers from all over Europe. The wide valley of the River Ziller stretches from the glacial ridge on the border with Italy to its confluence with the Inn, and is easily accessible from the A12 highway between Kufstein and Innsbruck.

The villas and apartments we have included in our portfolio are located around the town of Mayrhofen – the natural centre of the Zillertal. They are just a 5-minute drive or ski bus ride away from the renowned ski resorts of Penken (Mayrhofen–Hippach) and the Zillertal Arena.

Allowed use

All apartments and villas presented here intended for residential use, and can be rented out for tourist accommodation purposes.

In the case of tourist rentals, apartment owners enter into a contract with one of the local management agencies, which will arrange:

  • the listing of accommodation online, including on booking platforms (Booking, Airbnb)
  • the management of bookings
  • communication with guests (check-in, check-out)
  • cleaning of the flat, including the change of bed linen.

The maintenance and repairs of the apartments and the whole buildings as well as the administration of the repair fund and the allocation/billing of operating costs are handled by an authorised property management company.

The extent to which the flat may be used for private stays (or for stays by relatives or friends) varies from case to case and depends on the agreement with the managing agency.

Description of individual properties

BURGSTALL

  • This spacious and sunny flat is situated in a quiet part of the village of Burgstall, just 5 minutes from the Horbergbahn cable car (Penken ski area) and approximately 10 minutes from the Zillertal Arena.
  • The flat is spread over two floors of a building established in 1995. It has a total of 6 rooms and 2 bathrooms, and its total floor area is approximately 150 m2. It can easily be divided into 2 separate flats and rented out individually.

The Zillertal Valley and the Hintertux Glacier

Winter fun

The Zillertal is lined almost along its entire length with ski slopes of all levels of difficulty. Four major ski areas – Hochzillertal–Hochfügen–Spieljoch, Zillertal Arena, Mayrhofner Bergbahnen and Ski- & Gletscherwelt Zillertal 3000 – offer a combined total of 546 kilometres of slopes and 180 cable cars and ski lifts. Each part of the valley has its own distinct character. Hochzillertal and Hochfügen are renowned for their modern cable cars, wide slopes and high-quality facilities; the Zillertal Arena offers extensive links between Zell am Ziller and the Salzburg resorts of Gerlos, Königsleiten and Hochkrimml; whilst the area above Mayrhofen attracts visitors with its more challenging slopes and the legendary ‘Harakiri’ black run. At the very end of the valley lies the Hintertux Glacier, which, thanks to its altitude of over 3,000 metres, offers exceptional snow reliability and one of the longest skiing seasons in the Alps. In winter, it forms part of the extensive Ski- & Gletscherwelt Zillertal 3000 ski area, which connects Hintertux with the resorts of Eggalm, Rastkogel, Finkenberg and other slopes around Mayrhofen. All these ski areas can be accessed with a single multi-day Zillertaler Superskipass. The cable car stations are located in various parts of the valley and are easily accessible by car and via a extensive network of ski buses. Transport between Jenbach, Fügen, Kaltenbach, Zell am Ziller and Mayrhofen is also provided by the Zillertalbahn valley railway.

However, the range of winter activities is not limited to downhill skiing. Visitors can enjoy more than 110 kilometres of cross-country ski trails, approximately 400 kilometres of winter hiking trails and 15 groomed toboggan runs with a total length of almost 50 kilometres. There is also ice skating, snowshoeing, ski mountaineering and romantic rides through the snow-covered countryside.

Summer activities

Once the winter season is over, the Zillertal transforms into one of Tyrol’s most diverse tourist regions. The valley and the surrounding mountain ranges are criss-crossed by approximately 1,400 kilometres of signposted hiking trails – ranging from easy walks along the River Ziller, through panoramic mountain paths, to high-altitude hikes amongst the three-thousand-metre peaks of the Zillertal Alps. The range of options for cyclists is equally varied. More than 1,300 kilometres of cycle routes include a leisurely path through the valley, climbs to mountain huts and challenging trails for experienced cyclists. Access to higher altitudes is made easier by summer cable cars, which transport not only hikers but also bicycles on selected routes.

The Hintertux Glacier remains an attraction even in summer. Cable cars take visitors up to the viewing terrace at an altitude of 3,250 metres, where they can visit a natural ice cave or set off on a guided high-altitude or glacier hike. Other summer activities on offer include rafting and other water sports on the River Ziller, paragliding, climbing, the golf course in Uderns, or swimming in natural lakes and outdoor pools. Families with children will also appreciate the themed playgrounds and adventure parks at the upper cable car stations, whilst those seeking a more peaceful holiday can explore mountain huts, traditional villages and the protected natural landscape of the Zillertal Alps High Mountain Nature Park.
