Why choose these apartments?

  • Prime location directly on the ski slope.
  • Excellent accessibility from both the Czech Republic and Slovakia.
  • Attractive location with strong potential for property value appreciation.
  • Communication with the operator in Czech or Slovak.

Introduction

The Schladming-Dachstein region needs little introduction. For many years, it has been one of the most popular destinations in Austria among Czech skiers and tourists, thanks to its excellent accessibility and the wide range of sporting activities and entertainment available throughout the year.

The two apartments, which we are delighted to include in our portfolio, are part of a successfully operating ski-in/ski-out holiday complex. They are located in the village of Gleiming, just 200 metres from the ski lift at the Reiteralm ski resort, which forms part of the renowned Schladming-Dachstein ski area.

The resort is managed by a Slovak-owned operating company. In addition to other languages, apartment owners can also communicate with the operator in Czech or Slovak regarding apartment management, rental income and private stays.

Furthermore, the Austrian accounting firms and tax advisors we recommend also offer services in Czech, helping potential buyers avoid any language-related complications when purchasing and owning a property in this project.

Apartment and resort amenities

The apartments have been designed and furnished with a focus on comfort and convenience throughout the year. Each apartment features:

  • a living room and a fully equipped kitchenette with an electric hob, oven, microwave, fridge-freezer, dishwasher and coffee machine,
  • two separate bedrooms,
  • a bathroom with a shower,
  • a separate toilet.

The ground-floor apartment additionally features a utility storage room and a bunk bed in one of the bedrooms, providing extra sleeping space. It also benefits from a 12 m² elongated terrace enclosed by a hedge.

The apartment on the second floor is equipped with air conditioning and features a 3 m² balcony offering beautiful views of the surrounding mountain panorama.

Both apartments are modernly furnished down to the last detail. Underfloor heating (the building is heated by a heat pump) further enhances the comfortable atmosphere.

For some well-deserved relaxation after a day in the mountains, the complex offers its own wellness facilities, including a Finnish sauna and a relaxation area. There is also a ski storage room equipped with heated boot and glove dryers, as well as storage space for skis and helmets. Shared facilities are complemented by a table tennis table.

Each apartment comes with one parking space directly next to the building.

Tourist rental and private stays

The apartments are intended for tourist rental.

Apartment owners enter into an agreement with the operating agency, which takes care of:

  • advertising the accommodation on its own website and booking platforms (Booking.com, etc.),
  • managing reservations,
  • communicating with guests (check-in and check-out),
  • cleaning the apartments, including changing bed linen.

As mentioned above, owners can aslo communicate with the operator in Czech or Slovak. The extent to which owners can use their apartments for private stays (including stays by family members or friends) is subject to an agreement with the operator.

The maintenance and management of the building, repairs, the maintenance reserve fund and the allocation of operating costs among the owners are handled by a local property management company.

The current annual rental yield is approximately 4.5% of the purchase price, with projections indicating that it will exceed 5% p.a. in the coming years.

Survey of apartments

Notes:

The stated price does not include:

  • the complete apartment furnishing package, priced at 20.000 € and
  • a parking space, priced at 10.000 €.

20% VAT must be added to the purchase price of the apartment, the parking space and the furnishing package. However, the buyer is entitled to reclaim input VAT on a pro-rata basis, corresponding to the proportion of the year during which the apartment is used for tourist rental purposes.

The purchase price excluding VAT is deposited into the lawyer's escrow account. VAT is settled through an internal transfer between the seller's and buyer's tax accounts with the tax office.

We will be happy to provide interested buyers with a detailed breakdown of the total costs associated with purchasing either of the apartments.

Reiteralm and the Schladming area in winter

The apartments are located just 200 metres from the lower station of the modern SilverJet cable car, one of the main access points to the REITERALM ski area.

Reiteralm is considered one of the region's finest ski resorts, particularly popular with more advanced and sporty skiers. It offers 32 kilometres of ski slopes, including 11 km of blue, 18 km of red and 3 km of black runs. Thanks to its excellent piste preparation and high-quality training facilities, the resort is regularly used by national ski teams and World Cup racers. In addition to challenging slopes, Reiteralm also offers plenty of gentler runs suitable for families and recreational skiers.

One of Reiteralm's greatest advantages is its direct connection to three other ski resorts – Hochwurzen, Planai and Hauser Kaibling. Together, these four mountains form the famous Schladminger 4-Berge-Skischaukel, offering 123 kilometres of interconnected ski slopes of all difficulty levels. From Gleiming, you can set off on skis in the morning at Reiteralm and spend the day exploring all four mountains, skiing as far as Hauser Kaibling and back. The area is also known for its numerous mountain huts and restaurants located directly on the slopes.

The interconnected ski area also includes Planai, located directly above the town of Schladming. It regularly hosts World Cup races as well as spectacular ski season opening events featuring concerts by international music stars.

The entire region is also part of Ski amadé, one of Europe's largest ski associations, encompassing other renowned resorts such as Flachau, Zauchensee and St. Johann, with an impressive 760 kilometres of ski slopes in total.

The southern slopes of the Dachstein massif are also a paradise for cross-country skiing enthusiasts. The high plateau around Ramsau am Dachstein features more than 200 kilometres of groomed cross-country trails and is considered one of the most important cross-country skiing destinations in Europe.

Schladming-Dachstein in summer Sports and leisure activities all year round

The location at the foot of Reiteralm also offers excellent opportunities for an active holiday during the summer months. Reiteralm itself features a network of marked hiking trails, ranging from easy family walks to more challenging mountain hikes. Among the most popular destinations are the romantic mountain lake Spiegelsee, offering stunning views of the Dachstein massif, and the panoramic hike across three peaks: Gasselhöhe, Rippeteck and Schober. During the summer season, Reiteralm is also accessible via the Preunegg Jet cable car.

Reiteralm is also a popular destination for mountain biking enthusiasts. The network of Reiteralm Trails offers several purpose-built trails of varying difficulty levels, with facilities for bikers located right next to the lower cable car station.

The wider Schladming-Dachstein region offers an extensive range of additional summer activities:

  • mountain hiking and multi-day treks between mountain huts, including the Schladminger-Tauern Höhenweg,
  • excursions to alpine lakes and waterfalls, including the famous Wilde Wasser trail,
  • cycling trips through the Enns Valley along the Ennsradweg cycle route,
  • challenging mountain biking trails as well as leisurely family-friendly cycling routes,
  • via ferrata routes and high-alpine hiking in the Dachstein area,
  • rafting and other water sports on the River Enns,
  • golf at one of the golf courses in the region,
  • culinary experiences and cultural excursions, for example to the Benedictine Abbey of Admont, home to its world-famous library.

Accessibility

  • from Prague: 410 km (4.5 hours)
  • from Brno: 425 km (4.5–5 hours)
