Introduction

The peaceful and pleasant village of Uttendorf is situated in an exceptionally attractive location – just a 15 to 20-minute drive from three world-famous ski resorts: Kitzbühel, Zell am See and Kaprun (Kitzsteinhorn). It is therefore an ideal base both for skiing enthusiasts seeking an endless variety of ski slopes and for those who enjoy active summer holidays.

A luxurious and fully equipped chalet with its own sauna, which we are offering for sale, forms part of a holiday resort in a quiet part of Uttendorf. It is within easy walking distance of a beautiful natural swimming area and the village itself, with its restaurants, shops and railway station.

Thanks to its excellent location and facilities, the chalet offers ideal prospects for both above-average income from holiday lettings and capital appreciation of the property itself.

Chalet amenities

The chalet was completed in 2020 and is in very good, almost new condition. It offers approximately 130 m² of living space and provides comfortable accommodation for year-round living.

The interior is fully furnished, thanks to which the chalet can continue to be used without anyneed for further investment in basic fittings. With five separately accessible rooms, three bathrooms and three toilets, it offers ample space and privacy, even when fully occupied.

The chalet features a modern fitted kitchen, which is practically connected to the living area. Parquet and tiled floors, combined with large windows, create a pleasant atmosphere with plenty of natural light.

A standout feature is the private sauna, which offers the chance to rest and relax in the privacy of the chalet. The balcony and terrace, with plenty of space for outdoor seating, also contribute to a pleasant stay, allowing guests to enjoy the peaceful location and views of the surrounding mountain panorama.

Thermal comfort throughout the year is ensured by central heating connected to district heating and controlled ventilation of the living areas. Double-glazed or multi-glazed windows also help to maintain a comfortable temperature.

The property also includes a cellar and parking spaces right next to the house.

Allowed use

The chalet is intended for a compulsory tourist rental.

The buyer enters into an operation contract with a reputable management agency which, together with the property manager, is responsible for all administration and operations, i.e.:

  • listing the accommodation on booking platforms (Booking, Airbnb)
  • advertising the accommodation on its own website
  • managing bookings
  • cleaning the chalet, including changing bed linen
  • maintenance and repairs
  • insurance

Notes:

The stated price of the chalet includes all the interior equipment and fittings (kitchen and bathroom fittings, furniture, sauna).

A VAT of 20 % must be added to the price, but the buyer is entitled to claim this tax as an input tax deduction. The purchase price excluding VAT is paid into the solicitor’s escrow account; VAT is settled via a transfer between the seller’s and buyer’s internal accounts held with the tax office.

Two parking spaces must be purchased alongside the chalet at a cost of 40,000 €.

The Pinzgau region in winter Zell am See, Kaprun and Kitzbühel at your fingertips

Uttendorf lies in the wide Pinzgau Valley at the foot of the Hohe Tauern, in a strategic location between several renowned ski areas. A short drive away, you can choose from a variety of completely different ski areas every day – ranging from glacier skiing to extensive interconnected resorts and quieter family-friendly resorts.

One of the main attractions is the ZELL AM SEE - KAPRUN area, approximately a 20-minute drive away. The Schmittenhöhe above Zell am See, the Kitzsteinhorn glacier and the Skicircus Saalbach Hinterglemm Leogang Fieberbrunn together offer an impressive 408 kilometres of slopes as part of the Ski ALPIN CARD ski pass. Thanks to the Kitzsteinhorn glacier, the skiing season here begins as early as autumn and, depending on snow conditions, continues until late spring.

Equally attractive is the skiing in the Kitzbühel Alps region. Just 14 kilometres west of Uttendorf lies the lower station of the Panoramabahn Kitzbüheler Alpen cable car, which takes skiers directly to the extensive KitzSki (Kitzbühel–Kirchberg–Mittersill) ski resort. This offers more than 230 kilometres of ski runs and allows you to ski across the entire mountain ridge all the way to the legendary town of Kitzbühel.

Another option is the Wildkogel Arena above the towns of Bramberg and Neukirchen. This family-friendly resort offers 75 kilometres of mainly blue and red runs and magnificent views of the snow-capped three-thousand-metre peaks of the Hohe Tauern. One of its biggest attractions is also the 14-kilometre-long, floodlit toboggan run from Wildkogel to Bramberg.

Directly above Uttendorf lies Weißsee Gletscherwelt, tucked away in the Stubachtal side valley within the Hohe Tauern National Park. This smaller high-altitude resort offers 23 kilometres of groomed slopes, plenty of space, minimal crowds and excellent conditions for freeriding and ski mountaineering. Skiing here takes place at an altitude of approximately 1,400 to 2,600 metres.

There’s no shortage of winter activities off-piste either. The area around Uttendorf offers cross-country skiing trails, winter hiking, ski mountaineering, snowshoeing and ice climbing. After a day in the mountains, you can head to the TAUERN SPA Kaprun thermal spa, for example, with its heated pools, saunas and extensive wellness facilities.

Uttendorf and the Pinzgau region in summer From glaciers to lakes – summer in the heart of the Hohe Tauern

In summer, Uttendorf becomes the ideal starting point for exploring the Hohe Tauern National Park.

A road leads directly from the village deep into the picturesque Stubachtal valley. After around 17 kilometres, you’ll reach Enzingerboden, from where a cable car takes you up to Lake Weißsee and the Rudolfshütte mountain hotel at an altitude of 2,315 metres.

The surrounding alpine landscape, with its glaciers, turquoise lakes and a backdrop of three-thousand-metre peaks, offers hiking trails, summit ascents and secured climbing routes.

Right in Uttendorf, there is also a natural swimming lake covering an area of 50,000 m², which offers swimming and other sporting activities in summer. The Tauern Cycle Route also runs through the Pinzgau Valley; you can follow it along the River Salzach towards Zell am See or, conversely, via Mittersill deep into the western part of the national park.

The nearby Mittersill, the natural centre of the upper Pinzgau and home to the Hohe Tauern National Park visitor centre, is also well worth a visit. Further west lie the mountain valleys of Hollersbachtal and Habachtal, the Wildkogel area above Bramberg and Neukirchen, and finally the Krimmel Waterfalls, Austria’s highest waterfalls and one of the most famous natural attractions in the whole of Salzburg.

The attractions of Zell am See and Kaprun also remain easily accessible in summer. You can head up to the Top of Salzburg panoramic viewpoint at an altitude of 3,029 metres, visit the high-altitude dams above Kaprun, or spend a day at Lake Zeller See swimming, sailing or paddleboarding.

Thanks to its location right between the Hohe Tauern, Zell am See–Kaprun and the Kitzbühel Alps, Uttendorf offers an exceptionally wide range of activities in both summer and winter – whilst maintaining a more peaceful atmosphere than the larger tourist centres in the area.
