Introduction

Yes, we admit: the Bavarian Forest mountains are not the Alps. You won’t find breathtaking three-thousand-metre peaks covered by snow here, and the largest local ski resort, Großer Arber, doesn’t offer endless kilometres of slopes like Sölden or Saalbach-Hinterglemm.

Nevertheless, we’re delighted to add to our portfolio lovely apartments in the completely refurbished four-star hotel BERGlässig Bodenmais, which is situated on the German side of the Šumava mountains, just 20 km from the Czech border.

There are several reasons why we consider this project attractive: Furthermore, buyers do not pay an agency commission when purchasing an apartment as part of this project.

Tourist rental and private stays

The apartments in BERGlässig Bodenmais are intended for tourist rental.

The operation and management of the hotel resort is handled by an established management agency, whose services include:

  • marketing,
  • advertising accommodation on its own website and on booking platforms (Booking.com, etc.),
  • reception services,
  • cleaning of the apartments,
  • maintenance and repairs.

Thanks to the resort’s great popularity and loyal clientele, occupancy rates at the BERGlässig resort are exceptionally high, and rental yields currently stand at an attractive 6.2% of the purchase price p.a.

Furthermore, the operator guarantees that if, for any reason, a tourist season is not successful and there is a drop in accommodation revenue in any given year, owners will be paid at least a base return of 3 % of the purchase price.

Apartment owners and their relatives up to the fourth degree of kinship may use their apartment for private stays for up to 15 days a year at a discounted rate of 25 % of the accommodation rate applicable at the time of the stay. If the apartment is owned by a legal entity (a company), this benefit applies to its employees.

Apartment and resort amenities

The hotel complex includes 88 apartments ranging in size from 14 to 50 m².

The apartments have been designed with an emphasis on modern design, comfort and a pleasant atmosphere. Bright, timeless interiors, high-quality furnishings and carefully chosen details create the ideal setting for relaxation all year round. Each unit features comfortable beds, a television, a fridge and other practical amenities. The apartments are also equipped with a kitchenette, providing greater comfort during your stay.

The resort has undergone a complete refurbishment and now operates as a well-established hotel open all year round, receiving excellent guest reviews.

The resort features:

  • a wellness centre with an indoor swimming pool, Finnish and bio saunas, an infrared cabin, a salt cave and a relaxation area,
  • a hotel restaurant with a bar,
  • bicycle and ski storage,
  • free parking lot.

Bodenmais in summer Countless opportunities for sport and leisure

Bodenmais lies in a picturesque valley beneath the highest peaks of the Bavarian Forest, just 20 kilometres from the Czech border. This traditional spa and holiday town is surrounded by deep forests, mountain meadows, crystal-clear lakes and striking mountain ridges. Although the local landscape lacks the dramatic high-mountain character of the Alps, it offers an exceptionally pleasant setting for active holidays, relaxation and family breaks in every season.

The history of Bodenmais is closely linked to mining and glassmaking. As early as the 15th century, various types of ore were mined from the depths of the local Silberberg mountain, and later iron oxide – used in glass cutting – was produced here. Today, this tradition is commemorated by a visitor mine and a number of glass workshops, shops and interactive exhibitions. Bodenmais retains the atmosphere of a lively Bavarian town with restaurants, cafés, shops and a wealth of leisure facilities. In the summer months, it becomes a starting point for hiking, cycling and excursions to explore the natural beauty of the Bavarian Forest. The surrounding area offers easy walks suitable for families, scenic mountain trails and full-day hikes leading over the region’s highest peaks.

One of the most popular destinations is Großer Arber, the highest mountain in the Bavarian Forest, standing at 1,456 metres above sea level. The summit can be reached on foot or by cable car. From the highest points, there are sweeping views of the Bavarian Forest, the Bohemian Forest (Šumava) and, on a clear day, the distant Alpine peaks. The area is also crossed by the famous Goldsteig long-distance hiking trail, which, at approximately 660 kilometres in length, ranks among the most significant long-distance trails in Germany.

Rising directly above the town is the 955-metre-high Silberberg, Bodenmais’s traditional local mountain. Apart from beautiful views, it offers a historic visitor mine, a summer toboggan run, the year-round Silberberg-Coaster rollercoaster, children’s play areas, archery and other family attractions. The Silberberg thus combines nature, history and entertainment, and is one of the most popular day-trip destinations in the entire Bavarian Forest.

The Bavarian Forest also offers excellent conditions for mountain bikes and e-bikes. Signposted routes lead along forest tracks, across mountain meadows and to traditional mountain huts beneath the peaks of the Großer Arber and Kleiner Arber. The ‘Bike & Hike’ combined excursions are also popular, during which visitors cycle part of the route and make the final ascent to the summit on foot.

Families with children can enjoy themed nature trails, adventure playgrounds, glass-making exhibitions, treetop walks and visitor centres with extensive outdoor enclosures, where they can observe lynx, wolves and other animals typical of the local wildlife.

Bodenmais is therefore a place that does not rely on a single dominant attraction. Its charm lies in its diversity, its leisurely pace and its direct contact with nature. It offers high-quality sports facilities, a traditional Bavarian atmosphere and plenty of opportunities for relaxation – all in a region that is very easily accessible from Czechia.

Bavarian Forest in winter A cross-country skiing paradise just across the Czech border

Bodenmais is one of the most important winter sports centres in the Bavarian Forest. The area’s greatest attraction is cross-country skiing. High above the town, at an altitude of approximately 1,100 to 1,300 metres, lies the Bretterschachten cross-country skiing centre, which is one of the most snow-reliable cross-country skiing areas in Central Europe.

Cross-country skiers can enjoy up to 114 kilometres of groomed trails, prepared for both classic and skate skiing. The range includes short circuits for beginners, challenging trails for more experienced skiers, and the 30-kilometre Auerhahn-Loipe, the longest high-altitude cross-country trail in Bavaria. The trails wind through snow-covered forests and mountain ranges, and offer the chance to enjoy refreshments in traditional mountain huts.

Downhill skiing enthusiasts can head to the Großer Arber ski resort, approximately 14 kilometres away. It offers 13 kilometres of slopes of varying difficulty, modern cable cars and ski lifts, a children’s area, a family run and a race run. Thanks to its easy-to-navigate layout and varied range of runs, Großer Arber is suitable for families and leisure skiers as well as more experienced skiers.

Directly above Bodenmais lies the smaller, family-friendly Silberberg ski area, which is ideal particularly for children and beginner skiers. There are gentle slopes, a children’s ski lift, a magic carpet and a ski carousel, allowing the youngest visitors to learn to ski in a calm and safe environment.

However, a winter holiday in Bodenmais is not limited to skiing alone. A network of groomed winter walking trails winds through the surrounding forests, leading to viewpoints, mountain huts and natural attractions. Snowshoeing, ski touring and tobogganing are also popular activities. The Großer Arber also features a 1,200-metre-long toboggan run, with a chairlift taking visitors to the top.

The combination of active recreation with traditional Bavarian cuisine and the peaceful atmosphere of the wooded mountain landscape makes Bodenmais a pleasant destination even for visitors who do not seek out the hustle and bustle of large ski resorts.
