The Alpine Lake Edition is another development project located in our favourite and very attractive area of NASSFELD - the largest ski resort in Carinthia.
The location of this resort is exceptional - nine apartment buildings with a total of 75 fully furnished luxury apartments will be locatedright on the shores of the crystal-clear lake Pressegger See, with its water temperature reaching of up to 28 °C during the summer months.
Thanks to its location, The Alpine Lake Edition will be both an ideal place to relax on the beach and a great starting point for hikes in the Carnic Alps and trips to nearby Italy and Slovenia.
During the winter season, apartment owners and accommodated guests can spend fabulous skiing days at Nassfeld which is only a 15-minute drive away, whereas other ski resorts are not far either – Gerlitzen in Austria, Tarvisio in Italy, and Kranjska Gora in Slovenia.

The start of the development will start once 50 % of the apartments within the project are pre-sold by means of binding purchase offers (Kaufanbot) presented by future buyers and accepted by the developer.
Notes:
The price quoted for the apartment includes a parking space in the underground garage and the complete equipment of the apartment, including the furniture.
They do not include VAT, but the buyer is entitled to the full tax deduction, and only the net purchase price is paid to the escrow account.

The apartments within the resort will be designated for tourist rental.
Apartment owners sign a contract with a local operating agency, which will provide:
For the first three years of the resort's operation, the operator offers owners a guaranteed annual rental income of 5% of the purchase price.
The condition for this guaranteed income is the private stay of the owners not exceeding:
Owners are allowed to use their apartment for private stays to a greater extent - in this case, the rental income will correspond to the economic results of the project and the ratio of the apartment to the whole.

RESTAURANT - at Alpine Lake Edition, guests will be able to experience true Alpine hospitality and taste culinary specialties from the border region of Carinthia, Italy, and Slovenia - excellent cheeses, sea and freshwater fish, and much more. The resort will also offer room service, so you can enjoy breakfast, lunch, or dinner on the terrace of your own apartment. Having your own restaurant within the resort also always has a positive impact on the value of your investment.
WELLNESS CENTER - Alpine Lake Edition will be synonymous with relaxation. The exclusive wellness center, which will be part of the resort, will offer a heated pool, a modern gym, and a room for yoga classes.
PRIVATE BEACH - Guests will have access to a private beach approximately 300 meters long. There are also plans to build an outdoor pool in the future.
Pressegger See - one of the warmest lakes in the Alps - offers an exceptionally long summer season. Crystal clear water with temperatures reaching up to 28 °C, well-maintained beaches, and gentle entry into the water create ideal conditions for families and active visitors alike.
The Gailtal valley combines a Mediterranean-style climate with the backdrop of the Carnic Alps. Summer here means bike paths along the Gail River, mountain hikes with panoramic views of the Italian Dolomites on the horizon, and water sports right outside your apartment.
During the summer, you can spend several weeks in the Carnic Alps and the Gailtal valley without getting bored.

Nassfeld is the sunniest ski resort in Austria. Thanks to its microclimate, there are 100 more hours of sunshine in winter than in the northern Alps, so we recommend the winter visitors to bring along their sunglasses.
