In our humble opinion, Rattendorf is one of the most beautiful villages in Carinthia. It is located just 2.5 kilometers from the renowned Nassfeld ski resort, yet remains a picturesque oasis of peace and country life.
This is the third time Rattendorf has appeared in our offer, but this new project is exceptional.
The apartment building with nine apartments, located right in the center of the village, will be managed by an operating agency with a Czech owner. Any questions regarding the management, billing of rental income, and private stays can be therefore communicated with the operator of the apartment house in Czech or Slovak.
Since the Austrian accounting firms and tax advisors recommended by us also communicate in Czech, clients interested in this project will not face any language barriers.
Notes:
The price per apartment includes 2 parking spaces, but does not include apartment furnishings worth 10,600 - 19,800 € depending on the apartment.
Apartment TOP 9 is offered unfurnished, but the buyers can take advantage of the seller's offer to furnish the apartment with furniture and equipment according to their requirements.
The price does not include VAT, but buyers of apartments intended for tourist rental are entitled to a VAT deduction in Austria to the extent that the apartment will be used for tourist rental during the year.

The apartments are intended for permanent stay or tourist rental. Apartment owners sign a contract with an operating agency, which provides:
As mentioned, it will be possible to communicate with the operator in Czech or Slovak.
The extent to which the owner can use their apartment for private stays (or stays by their relatives or friends) depends on the agreement with the operator. The usual standard is 4 - 6 weeks per year, and during the low season, the extent of the private use is not limited.
The apartments were built and furnished using high-quality materials, and the interior design was created in accordance with today's standards of modern living:
An elevator and a fully equipped ski storage room are available to owners and guests. In the spring of 2026, a garden shed will be completed, which will be used to store bicycles.
A ski bus stops right in front of the apartment building, taking eager skiers to the lower station of the Millennium Express cable car in the Nassfeld ski area in 5 minutes.
There is a cozy restaurant (Gasthof Reiter) just 200 meters from the house. Shops, bars, and other restaurants can be found in Tröpolach, 2.5 kilometers away, or in the town of Hermagor, 9 kilometers away.
Nassfeld is one of the sunniest ski resorts. Thanks to the microclimate, the sun shines 100 hours more in winter than in the northern part of the Alps, so incoming visitors should not forget to pack their sunglasses.
The ski area offers a total of 110 km of slopes of all difficulties and 30 modern lifts.
A skibus stops just 150 metres from the apartment house. During five minutes, you can be in the Austria longest cable car, Millennium Express, taking you to the highest mountain in the resort, Madritschen, at 1,918 metres above sea level.

The proximity of Italy and Slovenia offers the possibility of day trips to Trieste, Venice, Ljubljana or the Adriatic Sea.
