Introduction

In many ways, Carinthia is more similar to northern Italy than to the rest of Austria. The pace of life is slower here, the spring and summer weather has a Mediterranean character, and many local mountain ranges and meadows resemble the Dolomites.

NASSFELD itself is known as the ski resort with the most hours of sunshine in the Eastern Alps. Yet, its high altitude and location on the northern side of the ridge also ensure exceptionally good snow conditions. The Carnic Alps on the border between Italy and Austria capture the moist air flowing from the south, which cools as it rises to higher altitudes and brings heavy snowfall just when the winter starts.

In our recent blog post, we identified the Nassfeld area as one of the most promising locations in the Austrian Alps when it comes to future property value growth. This applies even more strongly to investment apartments with a direct ski-in ski-out access. The apartments in the popular Almresort Gartnerkofel resort are a typical example. They are located directly on the Watschiger Alm ski slope, in the immediate vicinity of two new modern cable cars heading to both sides of this beautiful ski area.

Prices per apartment include complete renovation as well as the new furniture and equipment. They do not include VAT, but the buyer is entitled to the full tax deduction, and only the net purchase price is paid to the escrow account.

The estimated return is calculated as the ratio of net rental income (after deducting the operator's fee and operating costs) to the purchase price of the apartment in the third year of the project's operation.

Resort operation and management / rental income

The apartments are intended for mandatory tourist rental.

The operation of the accommodation facility is handled by an established agency providing the following professional services:

  • presentation of the accommodation on its website and on-line platforms (Booking.com etc.)
  • management of reservations
  • check-in & check-out management
  • apartment cleaning, including linen change
  • maintenance and repairs

The rental income is calculated according to the so-called pool system - i.e., the total net income from tourist accommodation in all apartments is divided among the individual owners according to the purchase price of the individual apartments.

The expected net rental income should reach 4.5 % of the purchase price in the third year of operation and exceed 5 % p.a. in subsequent years.

The extent of private stays of the owners is not limited, but the owners pay for their own stay (the price being up to 70 % lower than the regular price for accommodation).The amount they pay becomes part of the total revenue distributed among all owners.

Apartment and resort amenities

Almresort Gartnerkofel is a well-established and popular complex of 57 attractive apartments, located on the outskirts of the Sonnenalpe Nassfeld village at an altitude of approximately 1,500 meters. The nearby Nassfeld Pass is right on the border with Italy, and the entire area combines Austrian hospitality with Italian dolce vita.

The resort consists of a total of 11 houses, which, thanks to their location on a hillside, offer magnificent views of the ski slopes and the surrounding mountain panorama of the Carnic Alps.

The apartments range in size from 71 to 130 m2 and offer comfortable accommodation for 6 to 12 people. All of them are located on mulltiple floors: one floor has a spacious living room and dining room, ideal for socializing, cooking, and dining, while the bedroom floors provide a cozy retreat, peace, and relaxation. The apartments have two or three bathrooms with toilets, and some even have a private sauna. There is a lockable ski equipment locker in front of the entrance door to each apartment.

During the years of 2025 and 2026, a complete interior refit is taking place, which includes the installation of new floor coverings, new furniture as well as of the kitchen and bathroom fittings. The renovation is included in the apartment price and is planned to take place no later than the time of purchase of the particular apartment. Therefore, the buyers will always take over their property renovated and with the new equipment.

Nassfeld Ski Resort 110 km of ski slopes with guaranteed snow

As mentioned, Nassfeld is the sunniest ski resort in Austria. Thanks to its microclimate, there are 100 more hours of sunshine in winter than in the northern Alps, so we recommend the winter visitors to bring along their sunglasses.

The Nassfeld ski resort offers:

  • 110 kilometers of slopes of all difficulty levels, with the highest point at 2,020 meters above sea level
  • 29 modern cable cars and lifts
  • the longest illuminated slope in the Alps
  • snow parks and practice slopes for children and beginner skiers
  • 24 mountain huts and restaurants

Even away from the sun-drenched slopes, Nassfeld has plenty to offer in winter. How about cross-country skiing, a snowshoe hike through the picturesque snow-covered landscape, or a ski mountaineering course to prepare you for longer tours in the terrain?

You can try one of the bobsleigh or toboggan runs or put on your skates and enjoy a ride on Lake Pressegger See.

The Nassfeld area and the Gailtal valley offer:

  • groomed cross-country skiing trails on the Italian side of the Nassfeld Pass (Passo Pramollo)
  • a total of 130 km of cross-country trails
  • 7 toboggan runs, 5 of which are illuminated
  • 55 km of winter hiking trails
  • 7 km² of natural ice surfaces on Lake Pressegger See and Lake Weissensee

During the summer, you can spend several weeks in western Carinthia without getting bored.

Summer in the Nassfeld region offers a wealth of activities for adrenaline junkies as well as for families with children. These include:

  • mountain hiking on the ridge of the Carnic Alps
  • leisurely cycling in the Gail River valley or challenging bike trails on the surrounding mountain slopes
  • swimming and relaxing at Lake Pressegger See with water temperatures up to 28 °C or at Weissensee, the most beautiful lake in Austria

  • the Pendolino summer toboggan run
