Basic information
Portes du Soleil (in English: Sun Gates) are the world's largest international ski resort with more than 600 km of slopes. They are located on the border of France and Switzerland, south of Lake Geneva. On the French side, the ski area encompases well-known accommodation resorts of Avoriaz, Morzine, Châtel and Les Gets, while on the Swiss side, it includes the villages of Champéry and Morgins.
And it is right in Morgins where this new development project with total 33 fully equipped apartments is being built. Their owners can use them for private purposes for up to 16 weeks
a year. In the remaining period, they are rented out for accommodation purposes, while bringing stable and attractive revenue.

Return on Investment / Personal use
The apartments are managed by a hotel chain that takes care of:
-
reception operation and complete care of hotel guests,
-
maintenance and cleaning of the entire complex,
-
promotion and offer of the apartments on the usual internet platforms (Booking, Trivago etc.)
After the deduction of operating costs and a management fee, the net income is divided among the owners of the apartments in a proportion that corresponds to the size of the individual apartments.
The owner of the apartment has the possibility to use the apartment for private purposes,
up to:

3 weeks during the main winter season,
-
3 weeks during the main summer season,
-
10 weeks in the off-peak season (i.e. spring and autumn).
Apartment equipment / available services
The accommodation complex consists of three buildings of different heights, which have
the characteristic appearance of Alpine chalets. The greenery between the buildings underlines the 'natural' feel and creates a friendly and cozy atmosphere. The location of buildings offers a fantastic view of the village and the surrounding mountain panorama.
The furniture and equipment of the individual apartments is available in two different versions – one is more modern (light colors, contemporary design elements), the other version corresponds to the atmosphere of an alpine chalet (dark wood, leather and fur accessories).
The number of bathrooms, rooms and bedrooms depends on the size of the apartment.
The smallest apartments have one living room with a kitchenette, one bedroom and
a bathroom. The largest apartment is spread over two floors and has a total of 4 bedrooms,
4 bathrooms and a large living room with a spacious dining room and kitchen.
The complex further includes a reception, restaurant, an après-ski bar (open to the public),
a wellness center with pools and saunas, as well as storage areas for skis, bikes and e-bikes.
Morgins and surroundings
If you head up the Rhône valley from Lake Geneva and you turn to the right in Monthey towards the French border, the journey will take you through the side valley named Val d'Illiez and then through serpentines up to 1,300 meters above sea level. Just before the border,
on the south-western slope, you will see a sunny village of Morgins. The road then continues through the eponymous border pass with a nice mountain lake, and descends into
the French valley of Val d'Abondance.
In summer, you can explore Morgins and its surroundings thanks to the extensive network
of hiking trails that offer spectacular views of the Dents-du-Midi mountain range and
the impressive and majestic Mont Blanc. On the surrounding meadows, you can see many types of flowers that are rare in Switzerland - such as mountain orchids. In addition to mountain hiking, the area around Morgins offers a number of other sports activities. Directly in the village or in its immediate vicinity, there is a mini golf course, trails intended for horse riding, a circuit for go-karts and an outdoor swimming pool. For lovers of mountain and road bikes, 650 kilometers of cycle paths, 21 cable cars adapted to transport bicycles, 53 downhill routes for mountain bikes and a Swiss-French bike park are to be found in
the Portes du Soleil area.
In winter, the ski area covers an area of 400 square kilometers and includes twelve resorts with more than 600 kilometers of slopes, 195 cable cars and lifts and 214 km of cross-country trails. Apart from skiing, Morgins offers carriage rides, snowshoe trips, a natural ice rink (lit in the evening) or snow go-karts.
Accessibility
It takes 9-10 hours to drive from Prague to Morgins, depending on the traffic situation.
The route is 930 kilometers long and leads across Germany via Nuremberg and Karlsruhe, and continues further south via Basel, Bern to the eastern edge of Lake Geneva.
From Brno, the shortest route leads through Prague and further along the above-mentioned route. The route is approximately 200 kilometers and two hours longer. From Bratislava, it is worth taking the Austrian highway A1 through Linz and then through Munich, Lindau, Zurich and Bern. To overcome a distance of 1050 kilometers, you will need 10-11 hours.
The nearest airports around Morgins are in Geneva (75 km) and Sion (65 km).
