Return on Investment / Personal use

The use of apartments corresponds to the most common model. The apartments are offered for tourist accommodation purposes throughout the year. Marketing, management and maintenance are handled by a professional agency.

The owners can use the apartments for personal use up to:

  • 2 weeks during the main summer season,

  • 2 weeks during the main winter season.

During the off-season, the use for personal purposes is not restricted.

The estimated rental income in the first year of operation should reach 3.5% p.a. and in the following years up to 7% per year.

Apartment equipment / available services

Investment apartments are located in the first three floors of a four-story aparthotel with a reception and restaurant. Each of the apartments has its own balcony with an area of 11 to 70 m2, with a wonderful view of the surrounding mountains.

 

The top floor consists of 4 attractive and spacious penthouses connected by a cozy corridor.

The design and equipment of the individual apartments is top standard, with the use of quality materials.

 

It is important to note that the presented price of the apartments only includes part of the equipment – the furniture (produced by a local company) must be purchased as an additional package.

 

The restaurant offers year-round operation and offers buffet breakfasts and à-la-carte dinners. Accommodated guests - as well as apartment owners themselves - can also order breakfast or half-board together with the reservation of their stay.

Schladming-Dachstein area

The biggest attraction of the Upper Enns valley is the Schladming - Dachstein ski resort with 263 kilometers of ski slopes, 81 lifts and more than a hundred mountain huts. Schladming-Dachstein is also the heart of the extensive Ski Amadé area - the second largest European network of ski resorts connected by cable cars and ski buses. The downhill slopes in Schladming, Planai, Zauchensee or Flachau are world-famous thanks to the annual World Cup races.

The southern hillsides of Dachstein - the highest mountain in the region - are a real paradise for cross-country skiers. The mountain meadows around the village of Ramsau am Dachstein are interspersed with more than two hundred kilometers of groomed cross-country trails.

In summer, the surroundings of Schladming offer an abundance of ways to spend your free time:

  • cycle routes through the Enns valley (Ennsradweg) as well as challenging mountain bike routes around the Dachstein range,

  • mountain hikes between tourist huts (for instance via the Schladminger Tauern long-distance trail),

  • trips to beautiful waterfalls and lakes (e.g. the Wilde Wasser trail, which was the first to receive the designation "National Geographic Path"),

  • golf at any of five beautiful and challenging golf courses in the valley,

  • rafting on the river Enns,

  • 22 secured climbing routes including the famous Sky Walk, one of the most difficult via ferratas in the Eastern Alps,

  • gastrotourism and cultural trips (e.g. to the Benedictine abbey in Admont with its world-famous library).

Accessibility

Schladming and the Upper Enns valley belong among the ski areas that are the best accessible from the Czech Republic and Slovakia.

The fastest route from Prague goes through České Budějovice, Linec and Liezen.

The distance of 385 kilometers can be made in 4.5 hours under normal traffic conditions.  

 

From Brno and Bratislava, the shortest route leads through Vienna, the Semmering pass and Bruck an der Mur. Depending on the traffic in Vienna, this route can be completed in 4 - 4.5 hours.
