Introduction

Thanks to its beautiful location above the Enns River valley and excellent amenities with numerous shops and restaurants, the little town of Gröbming is the natural centre of the area between Schladming and Liezen. It has over 3,000 inhabitants and is very popular with foreign visitors due to its proximity to popular skiing and golfing areas.

For those interested in property in Austria, Gröbming has another advantage - the local municipality allows the unlimited use for private purposes (Zweitwohnsitz) which is the closest equivalent to our holiday cottages and chalets.

In addition, there are agencies in the area offering a flexible range of support services, from cleaning and maintenance to comprehensive marketing support and guest services. This allows apartment owners to rent out their apartments for tourist accommodation without any worries.

Apartment amenities

The apartments we offer for sale are not part of an accommodation facility or hotel resort. These are two separate apartments in an apartment building built in 2021 in a nice location near the centre of Gröbming.

Shops and restaurants are located in the immediate vicinity of the building. The apartment building was built to the latest low-energy standards and has a lift.

TOP 3

The apartment is located on the first floor of the building. The living area of 76.7 m² includes:

  • living room with kitchenette
  • two separate bedrooms
  • hall
  • bathroom with double sink, shower and toilet
  • storage room with washing machine and dryer.

The apartment has a beautiful south-facing terrace of 18.47 m² with views of the surrounding mountains. Each room has parquet floors and underfloor heating. The windows are equipped with triple glazing and electric blinds.

The purchase price of €435,000 includes all furnishings in their current condition. There is an additional charge of €15,000 for the mandatory parking space.

TOP 7

The penthouse is located on the second, i.e. the top floor of the building. It has a total living area of 125.15 m² and consists of two parts, which can be used or rented as a whole or separately (as 2 apartments). Of course, a combination of commercial rental of one apartment and use of the other for your own stay is also possible and very interesting.

The main part of the penthouse, measuring 92.27 m², includes:

The purchase price of €835,000 includes the apartment without furniture. A parking space under a carport with a charging station costs an additional €15,000.

Gröbming and its surroundings Countless possibilities for sports and leisure

Thanks to its location between the Low Tauern ridge and the Dachstein massif, Gröbming offers excellent winter activities and abundant snowfall.

Within a 30-minute drive, there are five ski resorts, the most famous of which is undoubtedly Schladming with its legendary 5-kilometre-long downhill run from the top of the Planai down to the valley, famous from World Cup races.

Cross-country skiing:

You don't have to go far to go cross-country skiing. Right on the western and eastern edges of Gröbming, there are cross-country trails with groomed tracks for classic skiers and skaters. In 20 minutes, you can reach one of the best cross-country skiing areas in the world – the Ramsau am Dachstein resort. You can get to Bad Mitterndorf just as quickly, which offers beautiful cross-country trails to Ödensee or Pichl-Kainisch.

Even in summer, there are countless ways to spend your free time in the Enns Valley and the surrounding mountains. Hiking, cycling, rafting, climbing, golf – you will find everything you need for a wonderful summer holiday in the Gröbming area.

Hiking:

If you want to get to know the fantastic mountain landscape around Gröbming, there is nothing more beautiful than walks in the Enns Valley and mountain hikes in the Sölktäler Nature Park. The offer is varied, ranging from easy hikes for the whole family to high-altitude hikes and summit hikes with panoramic views. Other areas ideal for mountain hiking include the Bad Aussee region, just a 30-minute drive away, which is part of the Salzkammergut region, renowned for its deep blue lakes and beautiful mountains. The Dachstein massif, with its beautiful hiking trails and cosy mountain huts, is also well worth exploring.

Cycling:

The Enns Valley is characterised by beautiful scenery, idyllic valleys and villages surrounded by mighty mountains, offering countless opportunities for cyclists and mountain bikers. The Ennsradweg cycle path runs along the Enns with views of the mighty Grimming and offers the opportunity to slowly enjoy the picturesque nature of the region. Mountain bikers also have a wide range of options for exploring the surrounding countryside and mountains by bike. The train station is located 3 km from the centre of Gröbming.
