Basic information

As the name suggests, this new development project is being created right in Schladming.

The complex of four apartment buildings, which are just starting to be built, is located in an exclusive location - right by the river Enns, approximately 400 meters from the main square, as well as from 

the train station and the bottom station of the Planai West cable car. The construction is planned to start in May 2024, and should be completed by the end of 2025.

Compared to other projects in our portfolio, this one is very exceptional. It is not a hotel-type project, but a complex intended primarily for housing. Renting of apartments for tourist accommodation is possible, but not mandatory. Owners can choose not to rent out their apartment and use it as often as they want.

 

It is the last residential project in Schladming that allows for tourist rentals. Due to this fact and due to the excellent location, it can be assumed that the investment in some of the apartments will appreciate over time. In the last three years, the value of real estate in this location has increased by 23.44%.

Return on Investment / Personal use

This project is intended primarily for housing. However, if the owner decides to let his apartment for short-term accommodation, the classic model of professional management works here as well. Further to an agreement concluded with the owner,

the operating company is ready to take care of:

  • marketing (i.e. apartment offer on online accommodation portals),

  • management of reservations and accommodation,

  • housekeeping and maintenance,

  • cleaning of the apartment after each stay of accommodated guests.

 

Even in the case of a tourist rental, the owners have the opportunity to use the apartments for personal use, to an extent that is very benevolent:

 

  • 3 weeks during the main winter season (second half of December - beginning of March),

  • 3 weeks during the main summer season (end of June - end of August),

  • without any limitation during the rest of the year.​

 

The expected guest occupancy of the apartments is 120 days in winter and 60 days in summer. The conservative yield estimation (see table above) is based upon the expected frequent private use of the apartments by the owners, with the expected guest occupancy being just 120 days a year. Even in this case, a net income of up to 4.65% p.a. can be expected.

Apartment equipment / available services

The residential complex in Schladming is located three minutes from the Planai West valley station. It will consist of four buildings with three or four floors and common facilities.

During the first phase of construction, 27 apartments with the size of 45 - 95 m² in size will be constructed, with south- or west-facing balconies and / or gardens. Apartments are offered for sale with the complete equipment - from furniture in individual rooms to modern kitchen and bathroom accessories.

 

The  complex will include an underground parking lot and storage for strollers and bicycles.

Restaurants, cafes, bars and shops can be found in the immediate vicinity of the apartment buildings. Just 1,5 kilometers from the complex (3 minutes by car), you can find a water park called Erlebnisbad Schladming with outdoor and indoor pools and a wellness center.

Schladming - Dachstein area

The biggest attraction of the Upper Enns valley is the Schladming - Dachstein ski resort with 263 kilometers of ski slopes, 81 lifts and more than a hundred mountain huts. Schladming-Dachstein is also the heart of the extensive Ski Amadé area - the second largest European network of ski resorts connected by cable cars and ski buses. The downhill slopes in Schladming, Planai, Zauchensee or Flachau are world-famous thanks to the annual World Cup races.

The southern hillsides of Dachstein - the highest mountain in the region - are a real paradise for cross-country skiers. The mountain meadows around the village of Ramsau am Dachstein are interspersed with more than two hundred kilometers of groomed cross-country trails.

In summer, the surroundings of Schladming offer an abundance of ways to spend your free time:

  • cycle routes through the Enns valley (Ennsradweg) as well as challenging mountain bike routes around the Dachstein range,

  • mountain hikes between tourist huts (for instance via the Schladminger Tauern long-distance trail),

  • trips to beautiful waterfalls and lakes (e.g. the Wilde Wasser trail, which was the first to receive the designation "National Geographic Path"),

  • golf at any of five beautiful and challenging golf courses in the valley,

  • rafting on the river Enns,

  • 22 secured climbing routes including the famous Sky Walk, one of the most difficult via ferratas in the Eastern Alps,

  • gastrotourism and cultural trips (e.g. to the Benedictine abbey in Admont with its world-famous library).

Accessibility

Schladming and the Upper Enns valley belong among the ski areas that are the best accessible from the Czech Republic and Slovakia.

The fastest route from Prague goes through České Budějovice, Linec and Liezen.

The distance of 385 kilometers can be made in 4.5 hours under normal traffic conditions.  

 

From Brno and Bratislava, the shortest route leads through Vienna, the Semmering pass and Bruck an der Mur. Depending on the traffic in Vienna, this route can be completed in 4 - 4.5 hours.
