Basic information

The Ski Amadé ski area does not need a long introduction.

With its 28 ski areas and 860 kilometers of pistes, it is
the second largest connected ski area in Europe, also very easily accessible from the Czech Republic and Slovakia. Therefore, it has long been one of the most popular Austrian destinations for Czech and Slovak skiers.

The town of Schladming itself and its immediate surroundings under the Dachstein massif are renowned for great downhill and cross-country skiing possibilities, as well as for alpine hiking and other year-round activities.

n the sunny side of Schladming with a beautiful view of the city and the Planai ski area,
a boutique apartment house is currently under construction. It will consist of 12 apartments suitable for demanding customers who will appreciate their fantastic location and the above-standard appreciation of the investment property in this area.

The construction will be completed and the apartment house opened in
December 2024, i.e. the apartments will be available for hotel guests and the owners themselves throughout the main winter season of 2024-2025.

Return on Investment / Personal use

The owners of the apartments conclude a contract with a renowned operating agency, which will ensure all administration and operation, i.e.:

  • accommodation offer on accommodation portals (Booking, AirBnB),

  • presentation of accommodation on the Internet, including optimization for search engines,

  • client management,

  • operation of the reception,

  • apartment cleaning, including bed linen change,

  • maintenance and repairs,

  • insurance of the house as well as of individual apartments.

The owners have the opportunity to use the apartments for personal stays:

  • 3 weeks during the main winter season (second half of December - beginning of March),

  • 3 weeks during the main summer season (end of June - end of August),

  • without any restrictions outside the high season.

 

The estimated net rental yield reaches 4 - 5 % p.a., the annual price increase of real estate in Schladming exceeds 10 %.

Apartment equipment / available services

The apartment house is located 1.5 km from the lower station of the ski lifts of the Planai ski area. The journey by car does not take more than 3 minutes, it is also possible to use a ski bus, which has a stop in the immediate vicinity of the resort.

A shared reception, ski storage and lift will be available within the accommodation facility.

Visitors can arrange delivery of pastries or order breakfast or and dinners served in the hotel next door. The center of Schladming with plenty restaurants, cafés, après-ski bars and shops is within walking distance (approx. 7 minutes walk).

The apartments are completely furnished, including a fully equipped kitchen with modern electrical appliances and all utensils. Parking is possible both in the garage and in the outdoor parking lot in front of the building.

Both apartment equipment and parking spaces are included in the apartment price.

Schladming - Dachstein area

The biggest attraction of the Upper Enns valley is the Schladming - Dachstein ski resort with 263 kilometers of ski slopes, 81 lifts and more than a hundred mountain huts. Schladming-Dachstein is also the heart of the extensive Ski Amadé area - the second largest European network of ski resorts connected by cable cars and ski buses. The downhill slopes in Schladming, Planai, Zauchensee or Flachau are world-famous thanks to the annual World Cup races.

The southern hillsides of Dachstein - the highest mountain in the region - are a real paradise for cross-country skiers. The mountain meadows around the village of Ramsau am Dachstein are interspersed with more than two hundred kilometers of groomed cross-country trails.

In summer, the surroundings of Schladming offer an abundance of ways to spend your free time:

  • cycle routes through the Enns valley (Ennsradweg) as well as challenging mountain bike routes around the Dachstein range,

  • mountain hikes between tourist huts (for instance via the Schladminger Tauern long-distance trail),

  • trips to beautiful waterfalls and lakes (e.g. the Wilde Wasser trail, which was the first to receive the designation "National Geographic Path"),

  • golf at any of five beautiful and challenging golf courses in the valley,

  • rafting on the river Enns,

  • 22 secured climbing routes including the famous Sky Walk, one of the most difficult via ferratas in the Eastern Alps,

  • gastrotourism and cultural trips (e.g. to the Benedictine abbey in Admont with its world-famous library).
