Basic information
Carinthia is the most popular Austrian region for lovers of summer sports, such as tourism, cycling and swimming. All of this thanks to a pleasant climate, a large number of hours of sunshine, and crystal clear and unusually warm lakes in the summer.
However, let's not forget that Carinthia is located in the Alps, where we can find peaks exceeding 3,000 metres as well as renowned ski resorts.
The Rattendorf project is exceptional in that it offers the best of both summer and winter Carinthia. It is located in the valley of the river Gail directly on the cycle path, 20 minutes from the famous lakes Presseggersee and Weissensee. At the same time, it is only 2.5 kilometers from the Millennium Express cable car to the Nassfeld ski resort.
The project was set up in 2019 and included beautiful chalets with a total of 45 accommodation units for 4-6 people. Between 2021 - 2023, the adjacent restaurant building was reconstructed and encompasses 2 floors with 15 new apartments.
The resort is fully operational and open for 11 months a year (May - April).
Few last apartments have not yet been sold and are offered to potential buyers.

Apartments and chalets are dedicated for TOURIST RENTAL with the possibility of the owners' private use for 4 weeks a year (including up to 2 weeks during school holidays).
The management and rental of the apartments is provided by a professional agency - so that the owner has minimal worries about the property. The net rental income (after deducting operating costs and management fees) reaches 5 - 6 % per year.
Apartment equipment / available services
The apartments and chalets were built using high-quality materials from local suppliers, whereas the bright wood was the most essential one. The kitchen, living rooms, bedrooms and bathrooms are fully equipped down to the last detail - the guests (or the owner) only need to bring a bag with something to wear, and a bike or skis (unless they rent them on the spot).
The accommodation complex has its own restaurant open all day.
There is a ski room and a bicycle storage room available, as well as a charging station for electric cars.
Nassfeld ski resort and the Gailtal valley
On the mountain range above Rattendorf, you can find the Nassfeld ski resort with around
110 kilometers of groomed ski slopes. It boasts the most sunshine hours of all Austrian resorts and also the best coffee - as it is right on the border with Italy.
It is easy to Nassfeld from Rattendorf - there is a skibus stop about 150 meters from the accommodation, and it takes just four minutes to get to the bottom station of the Millennium Express cable car. This longest cable car in Austria will take you directly from the parking lot to one of the highest points of the resort - the Madritschen mountain with an altitude of
1918 meters.
Cross-country skiers are also welcome in Nassfeld - there are prepared circuits for them on the Italian side of the Pramollo pass, leading around the eponymous lake.
The Millennium Express cable car operates in summer as well, and lifts the tourists up to Madritschen where they can start a full-day mountain hike along the ridge of the Carnic Alps or make a pleasant walk around the mountain huts and summer attractions of the Nassfeld resort. The area is also extremely popular for lovers of climbing and secured routes. One of the most beautiful via ferratas in the region is called Däumling, has four rope bridges and is easily reachable by a cable car from the Pramollo pass.
In summer, the Gailtal valley is a paradise for cyclists. For trips to the surrounding hills or along the Gail River, it is possible to combine a bike with a train - the Rattendorf-Jenig train station is located just one kilometer from the accommodation. Either by bike or by train, you can reach the Pressegger See (20 km from Rattendorf), which - together with the Klopeiner See - is one of the warmest lakes in the Alps. In summer, its water temperature reaches up to 28 degrees.
And we must not forget Italy and Slovenia, which are just "around the corner". From Rattendorf, you can go for a swim in the Adriatic Sea or make a pleasant trip to Udine, Ljubljana, Trieste or Venice within one day.
Accessibility
Carinthia is particularly accessible for visitors from Slovakia and Moravia. The shortest route takes the A2 motorway from Vienna around Graz, Klagenfurt and Villach. Just before the border with Italy, the B111 turns off the highway into the Gailtal valley and through the town of Hermagor.
The journey from Bratislava measures approximately 480 kilometers and takes less than
5 hours.
From Brno, you will drive about 60 kilometers and less than an hour longer.
The shortest route from Prague leads through Linz and Salzburg, and then along the A10 highway to Carinthia. The journey to Rattendorf is 580 km long and takes 6.5 to 7 hours.
