If owners decide to let their flat for tourist accommodation, they can enter into a contract with a local operating agency. It is associated with the selling company and will be pleased to provide all the necessary service:
The development project involves the complete reconstruction of a traditional inn and guesthouse into an apartment house with nine flats ranging in size from 34 to 74 m2.The building’s historic character will be preserved, but the interiors of the apartments and their basic furnishings (flooring, tiling, bathroom fixtures) will meet the very latest standards of modern living. Underfloor heating with thermostat-controlled temperature regulation comes as standard.
The apartments will be delivered unfurnished – buyers can furnish the flat with furniture, a kitchen unit and other fittings according to their own preferences.
If interested, they can take advantage of offers for furniture and equipment of individual rooms and the kitchen area from local suppliers. This offer will be available to the buyers as soon as the renovation work begins.
An outdoor parking space next to the building can be purchased with the apartment.
Thanks to its location in the Enze Valley beneath the ridge of the Low Tauern, Öblarn offers excellent opportunities for sport and leisure.
There are several ski resorts within a half-hour’s drive.
The best known of these is Schladming, with its legendary 4.6-kilometre-long run from the summit of the Planai down into the valley.
The ski season here kicks off in style – with a spectacular Ski Opening featuring concerts by world-famous music stars and an atmosphere that goes far beyond a typical start to the ski season. The highlight of the season is then the legendary World Cup night slalom, during which Schladming becomes the most vibrant ski arena in the Alps.
You don’t have to travel far from Öblarn for cross-country skiing either. Just beyond the village, when there’s enough snow, the Ennsloipe – a classic cross-country trail up to 9 kilometres long – is groomed; it runs alongside the River Enns and past the sports airfield in Niederöblarn. In about 20 minutes, you can also reach Bad Mitterndorf, which offers beautiful trails around Ödensee, Pichl-Kainisch and Tauplitz. The world-famous cross-country skiing resort of Ramsau am Dachstein, with its extensive network of trails for both classic and skate skiing, is about a 40-minute drive away.
In summer, too, the Enze Valley and the surrounding mountains offer countless ways to spend your free time. Mountain hiking, cycling, rafting, climbing, golf, swimming or gliding – in the Öblarn area you’ll find everything you need for an active summer holiday.
Öblarn lies on the northern edge of the Low Tauern and is an ideal starting point for hikes into the Sölktäler Nature Park. Directly from the village, you can set off into the picturesque Walchental valley, which bears witness to the area’s former mining history. The Öblarner Kupferweg adventure trail follows in the footsteps of the local copper mining industry and is complemented by the modern Öblarner Wassererlebnis exhibition, which vividly demonstrates the power of mountain water and methods of protecting the landscape from flooding.
More experienced hikers can set out for the 2,226-metre-high Gumpeneck, one of the most beautiful vantage points in the entire Enze Valley. The range of activities in the area extends from easy walks and family circular routes between Öblarn and Niederöblarn to challenging all-day hikes in the Low Tauern. Bad Aussee in the Salzkammergut region, famous for its deep-blue lakes and the beauty of the surrounding mountains, is also about a 30-minute drive away. The Dachstein massif is also well worth exploring, with its magnificent hiking trails, panoramic views and cosy mountain huts.
The Enze Valley is characterised by stunning scenery, idyllic villages and majestic mountain backdrops, offering excellent conditions for leisure cyclists and mountain bikers alike. The popular Ennsradweg cycle path runs directly through Öblarn and Niederöblarn, allowing you to explore the surrounding countryside comfortably without any significant elevation gain. More experienced cyclists can head to the Walchental valley, the Sölktäler Nature Park or one of the mountain routes around Gröbming and Schladming.
A special feature of Öblarn is the sports airfield in the local district of Niederöblarn. Sportsarea Grimming is a centre for gliding and air sports, offering sightseeing and training flights over the Enns Valley and the surrounding mountain ranges. Thanks to the local flying school, the area is also popular with paragliding and gliding enthusiasts.
During the summer months, the Öblarner Freibad outdoor swimming pool is also available right in the village, offering a pleasant way to cool off after a day’s hiking or cycling.
Öblarn itself has good basic amenities. There is a supermarket with postal services, a bakery and a café, restaurants and traditional pubs, a bank and medical facilities. The traditional Öblarner Festspiele and cultural events linked to the local-born writer Paula Grogger are also an important part of local life.
A major advantage is the village’s own railway station, which is about a five-minute walk from the centre of the village.
