Lake Lugano forms the natural border between the Italian region of Lombardy and the Swiss canton of Ticino, where the Italian “dolce vita” meets Swiss sophistication. The lake is set within a fairytale landscape at the foot of the Alps, dotted with colourful villages and elegant villas surrounded by lush Mediterranean vegetation.
The natural centre of the north-eastern part of the lake is the town of Porlezza – a charming lakeside town whose history dates back to the 10th century. The apartments we offer in this location are part of the Porto Letizia residential complex, one of the best-known holiday resorts in the area. They are situated within a peaceful lakeside park on the shores of Lake Lugano, just a few minutes’ walk from the town centre with its restaurants, promenade and marina.

Owners may use their apartment free of charge for up to 3 months per year, with complete flexibility regarding the choice of dates and the length of their stay.
The resort is designed rather like an Italian-style residence than a traditional hotel. The complex consists of the main Palazzo building, complemented by villas and apartment buildings overlooking the park and the lake. The resort’s atmosphere is very relaxed and family-friendly - rather than an anonymous hotel complex, it resembles a Mediterranean holiday town with palm trees, walking paths, and views of the surrounding mountain panorama. A major advantage of Porto Letizia is its direct access to the lake. The complex features a private beach, grassy areas by the water, a promenade, playgrounds, and opportunities to rent paddleboards, kayaks, or windsurfing equipment. As a result, the resort is very popular among families with children, as well as among guests seeking a more quiet alternative to the busier resorts on Lake Garda or Lake Como.
The main building houses the reception, a restaurant with a view of the lake, a café, a bar, and other amenities. Free parking is available in the immediate vicinity of the main building as well as on the streets next to the villas and apartment buildings.
Ortensia 1 and Tulipano 1 are among the last villa apartments with a direct view of the lake. They have been completely renovated, have a size of 45 m², and are designed for 4 people. They include:

The small town of Porlezza lies on the northern shore of Lake Lugano, just a few minutes from the Swiss border. Unlike nearby Lake Como, this area feels more peaceful, authentic, and “Italian” - with lakeside promenades, small restaurants, mountain views, and the laid-back atmosphere of Mediterranean life. It is precisely the combination of the lake and the surrounding Alpine ridges that makes Porlezza an ideal destination for both active vacations and relaxation.
In the summer months, Lake Lugano is a paradise for water sports. In addition to swimming and relaxing on the beach, visitors can try paddleboarding, kayaking, sailing, and windsurfing.
Mountain hikers and enthusiasts of mountain and road biking will appreciate the many trails offering panoramic views. Green Alpine slopes rise above the town, with paths leading to mountain huts and stunning vistas.
Places worth visiting include the Lago di Piano Nature Reserve and the Menaggio & Cadenabbia Golf Club - one of the oldest and most prestigious golf courses in Italy and all of Europe
Porlezza itself features a pleasant promenade, waterfront cafés, a marina, and small beaches with gentle slopes into the lake, making them ideal for families with children. Another major advantage is its strategic location between other well-known destinations in northern Italy and the Swiss Ticino region:
Lugano (17 km) – an elegant city with luxury boutiques, promenades, and a Mediterranean atmosphere.
Menaggio (12 km) – one of the most beautiful towns on Lake Como.
Bellagio (by boat from Menaggio or Griante) – another iconic gem on the shores of Lake Como, known for its historic villas and sophisticated atmosphere.
Como (48 km) – a historic city with a beautiful center.
Milan (90 km) – the metropolis of northern Italy, an ideal destination for a trip focused on fashion, gastronomy, or culture.
Winter in Porlezza has a completely different atmosphere than in classic Alpine resorts. Thanks to its lakeside location, the climate here is significantly milder, while the surrounding mountains remain within easy reach. The Lago di Lugano area itself is ideal for winter hiking, walks along the lake, or culinary getaways. However, within a few dozen minutes by car, visitors can reach ski resorts in Switzerland and northern Italy.
