This aparthotel project is located in the village of Viehhofen, which is the gateway to the Skicircus ski resort. The main centers of the region – Saalbach and Hinterglemm – are situated only 7-10 kilometers further up the Glemmtal valley.
In this project to invest into 15 apartments and 18 hotel rooms with a balcony or terrace.
The complex also includes a restaurant and a wellness center.
The centre of Viehhofen with a cable car station is only 800 metres from the aparthotel.

Return on Investment / Personal use
Both apartments and hotel rooms are intended for tourist rental. Free use for personal purposes is possible only in the case of apartments, within the expected range of a maximum of 4 - 6 weeks a year. Owners of hotel rooms do not have the option of free accommodation, but they are entitled to a discount of 30 % from the normal price for accommodation.
A professional agency takes care of property management throughout the year. As part of its services, it provides:

The expected income from the rental of individual apartments or hotel rooms is shown
in the table above.
Tourists interested in the accommodation in apartments can reserve a specific apartment - the rental income from this apartment is determined depending on its occupancy in the given period and the accommodation price.
Hotel room reservations take place in the usual way - i.e. guests does not reserve a specific room, but a category. A specific room is then assigned to him purely depending on how
the rooms are occupied. The return of each investor (owner of a hotel room) is determined
by means of a pooling system - i.e. as a share from the accommodation income generated
by all 18 hotel rooms.
Apartment equipment / available services
The entrance to the hotel complex consists of a spacious lobby and an elegant reception.
The apartments and hotel rooms within the complex were designed in a typical Alpine style, using quality materials – from wooden parquets, through stone floors and large-area tiles to bathroom equipment and furniture in living rooms and bedrooms.
Guests who use the hotel part of the complex for accommodation have a rich breakfast included in the price and their room is cleaned daily. There are 3 types of rooms available -
rooms with a balcony, rooms with a garden, and suites designed for families offering more space and comfort.
The inhouse luxury restaurant and bar are open all day.
In the basement of the building, there is a spacious wellness center inviting its guests to relax and laze.
Skicircus and the Glemmtal valley
As one of the largest and most attractive Austrian ski resorts, Skicircus offers 270 kilometers of pistes of varying difficulty. The cable cars and slopes of the Skicircus area can be reached from Viehhofen by car or ski bus within 5 minutes. In 2024, Viehhofen will be connected to the ski resort by a direct cable car. However, it is already possible to get from the slopes above Saalbach directly to the aparthotel on skis thanks to the blue slope no. 168.
The zellamseeXpress cable car, whose valley station is located in the center of Viehhofen, is not part of the Skicircus resort. As its name suggests, it leads from the Glemmtal valley to
the Schmittenhöhe/Zell am See ski area. Viehhofen is thus located directly at the interconnection between two renowned ski resorts.
At a very pleasant distance of 20 km from Viehhofen, there is also Kaprun and the valley station of the cable car to the Kitzsteinhorn glacier.
Typically for Austria, winter fun does not end at the ski slope. In the Glemmtal valley and at its surrounding slopes, it is possible to spend a beautiful winter day on cross-country skis, sledges, snowshoes or horse-drawn sleighs. In Saalbach it is possible to ice skate or play curling.
In summer, Glemmtal offers more than 400 km of hiking trails and cycling routes of varying difficulty. Nine cable cars of the Skicircus complex allows its visitors to take their bike up the hill and head down into the valley on some of the mountain bike trails.
Visitors can also go on off-road trips with a four-wheeler or a motor bike.
For families with small children, there are dozens of playgrounds, zoo corners, rope centers, themed hiking trails, and swimming pools with children's areas.
Just a few minutes by car (or half an hour by bike) separates Viehhofen from Zell am See with its shops, cafes, restaurants and grassy shores and beaches of the Zeller See lake.
Accessibility
The drive from Prague to Viehhofen takes 5 to 5.5 hours. The route leads through
České Budějovice, Linz, Salzburg and Lofer, and is about 450 kilometers long.
From Bratislava and Brno, the route is by 20 - 50 kilometres longer, but it leads mostly on
the Austrian highway A1, the journey is manageable in the same time as
from Prague.
