Basic information

For winter sports lovers, Stubai Glacier needs no introduction. Apart from being the largest glacier ski area in Austria, it is also considered as the most pleasant glacier resort for families with children - also because children under 10 can ski here for free.

The ski resort is located at the end of the Stubaital valley - only 40 kilometers from Innsbruck and less than 30 kilometers from the Brenner motorway. The valley itself offers an almost endless range of sporting possibilities and other activities - from alpine hiking to the world of trampolines.

In the valley, there are several hundred hotels, guesthouses and apartment houses with very high year-round occupancy. The willingness of local authorities to issue construction permits for new accommodation facilities is already low, and the possibility to buy an investment apartment in the Stubai Valley is thus very limited. This project with 21 fully equipped apartments, located on the outskirts of the town of Neustift, is one of the rare exceptions.

Return on Investment / Personal use

Apartments are intended for TOURIST RENTAL.

The buyer concludes a contract with the operating agency, which will ensure all administration and operation, i.e.:

  • offer of accommodation on accommodation portals (Booking, AirBnB),

  • presentation of accommodation at its own website, optimised for search engines,

  • receipt of payments for the accommodation,

  • guest management (reservations, check-in/out),

  • apartment cleaning, including bed linen change,

  • maintenance and minor repairs.

Owners can use their apartments for free private stays, whereas their overall extent is very flexible compared to other projects.

Income from tourist rental reaches (depending on the extent of personal use and occupancy of the apartment) up to 8% per year.

Apartment equipment / available services

The apartment house consists of 21 fully equipped apartments designed in Tyrolean style, with one to four rooms, bathroom and kitchen.

 

Each apartment has a parking space, a cellar space and a balcony or terrace, and in two cases even a private front garden.

 

The building has a reception, a ski room and a bicycle storage room.

 

Apartment buyers have the option to pay extra for completely new furniture, at a price of 30,000 - 60,000 EUR (depending on the size of the apartment).

The Stubaital Valley and the Stubai Glacier

Famous ski resort Stubai Glacier with my 110 kilometers of downhill tracks it is in operation from October until the beginning of summer. It offers both moderate wide slopes suitable for beginners and families with children, as well as more sporty slopes and terrains suitable for freeride skiing. From the highest point of the entire area – the upper station of the Wildspitz cable car at an altitude of 3,210 meters above sea level, you can complete a ten-kilometer descent to the parking lot at the end of the valley at an altitude of 1,695 meters above sea level. At the upper station of the Schaufeljoch cable car, there is the Top of Tyrol viewing platform with wonderful views across the Austrian and Italian parts of Tyrol to the peaks of the Dolomites.

 

However, the Stubai Valley offers much more than just glacier skiing. In the valley itself we find three other ski resorts (Schlick, Serles and Elferbahnen), 40 kilometers of cross-country trails, 80 groomed hiking trails and 8 toboggan runs. Ice skating lovers will also enjoy themselves, and the more daring ones can try climbing frozen waterfalls.

 

In summer, the Stubaital is a popular destination for lovers of alpine tourism. Stubaier Höhenweg or the Stubai Alpine Route, which connects the mountain huts on both sides of the valley, is one of the most beautiful in the Alps. It usually takes seven days to cover 80 kilometers with a total elevation gain of over 4,400 meters.

 

The local via ferratas are also very renowned. Elsewhere in Austria, it is hard to find so many beautiful secured routes in one place, such as the Elfer Nordwand directly above Neustift or the challenging Fernau Express next to the slopes of the Stubai Glacier.

For fans of cycling, dozens of kilometers of cycling routes in the valley are available, as well as steep descents and traverses on the northern and especially southern slopes of the valley, where it is possible to take the bike up with the Elfer or Serles cable car.

Families with small children will enjoy the summer bobsled tracks, the tree house path (Baumhausweg) or the Serleswasser water world.

If the weather is not good for alpine activities, you can reach Innsbruck in less than half an hour's drive. In this important regional centre with its beautiful historic center and a new ski jumping hill by the world-famous architect Zaha Hadid, there are countless options how to spend a pleasant day.
