The apartments will be intended for unlimited use by the owner (i.e., they have official "second home" status). Renting for tourist accommodation purposes is possible, but not mandatory.
The project is therefore suitable for those who are interested in having a second home in Austria and spending their time there anytime. If the owners wish to rent out their apartment for tourist accommodation, they may enter into a contract with one of the local operating agencies, which will provide all necessary services:
Maintenance, repairs, insurance of the building, and the billing of operating costs are handled by a professional management company.
Once the renovation is complete, the Ausseer Residenzen apartment building will be a unique residential project combining the authenticity and historic charm with the highest possible standard of living.
The apartments range in size from cozy one-bedroom units of approximately 40 m² to beautiful penthouses of 168 m². They will offer comfortable accommodations for 2 to 6 people. Each apartment will feature an entrance hall, a spacious living room connected to the kitchen, and bedrooms with private bathrooms (bathroom + toilet). Larger apartments offer two to three bedrooms, and some units also include a storage room within the apartment. On the top floors, grand, spacious galleries and connections for a fireplace are planned.
Thanks to the elevator, all apartments will be wheelchair accessible, and each will feature its own balcony or terrace with a panoramic view of Bad Aussee and the surrounding mountains.
Various shops, restaurants, and all the amenities of downtown Bad Aussee are within walking distance, as are the region’s idyllic mountains and lakes, which are just a few minutes’ drive away,

Each apartment will be available with furniture and complete furnishings from Niedermayer, which can be purchased as an add-on package priced between €39,000 and €56,000.

Parking
Apartment owners will have access to a covered garage located on the ground floor of the connecting building. The garage offers a total of 29 individual parking spaces, ideally situated directly beneath the building. A private parking space can be purchased for each apartment, though this is not mandatory.

Storage room
Each parking space includes an adjacent lockable storage area. Owners thus gain a separate space for storing mountain gear, skis, bicycles, or other seasonal items - all neatly organized in one place, immediately accessible from the garage.
The winter season in Bad Aussee is characterized by a combination of peaceful local skiing and excellent access to larger ski resorts. Directly above nearby Altaussee lies the Loser resort, which offers approximately 34 km of slopes and, above all, magnificent panoramic views of the Dachstein massif and the surrounding lakes. The atmosphere here is significantly more intimate than in large resorts, which will be particularly appreciated by families or guests who prefer relaxed skiing without crowds.
Just a few minutes’ drive away lies the Tauplitz - Bad Mitterndorf area, known for its high-altitude plateau and excellent snow conditions. It offers approximately 43 km of slopes and a balanced mix of athletic and recreational trails. If guests are looking for a more extensive skiing experience, they can reach Schladming—one of the most prestigious parts of Ski Amadé—or the vast Dachstein West area in about an hour.
But winter in Ausseerland isn’t just about the slopes. The region is crisscrossed by dozens of kilometers of cross-country trails, offers ideal conditions for ski mountaineering and winter hiking, and skating on frozen lakes is a unique experience. After a day in the mountains, it’s time to relax at the Narzissen Bad Aussee spa, which underscores the overall peaceful and rejuvenating character of this destination.
In summer, Bad Aussee shows off its greatest strengths. The Ausseerland region is one of the most picturesque parts of the Salzkammergut, combining dramatic mountain scenery with crystal-clear lakes. The area is dominated by the Dachstein Massif, which offers hundreds of kilometers of hiking trails—from easy walks along the lakes to more challenging mountain climbs with breathtaking views.
The local lakes are a major attraction, particularly Grundlsee, Styria’s largest lake, and the romantic Altausseer See.
