Introduction

The town of Schladming and the Schladming - Dachstein area need no introduction. Thanks to its excellent year-round sports facilities and relative proximity to the Czech and Slovak borders, it is one of the most popular Austrian destinations for visitors from both countries.

In the quiet town of Schladming, just 600 metres from the lower station of the Planai and Hochwurzen cable cars, there is a beautiful house with three fully equipped flats, which are currently offered for sale.

Allowed use

The flats are allowed for:

  • residential purposes (permanent stay), or
  • rental for tourist accommodation purposes.

For tourist rental purposes, it is possible to establish the relationship with a local operating agency that can provide all the necessary services:

  • presentation at on-line accommodation portals (Booking, Airbnb)
  • guest management
  • cleaning, including the exchange of bed linen
  • maintenance and repairs

In the case of renting the apartment for accommodation purposes, private stays by the owners or their relatives and friends are not limited in time.

The presented rental income (4.00 – 5.50 % of the purchase price of the apartment per year) is only indicative and corresponds to the usual income from tourist accommodation achieved in this area. In practice, the rental income will always depend on the extent of private stays and the accommodation price.

Apartment amenities

The three-apartment house was built in 2021 on the western edge of Schladming, approximately 1.3 kilometres from the town centre and 600 metres from the Planai West and Rohrmoos I cable car stations.

Each apartment has:

  • one or two separate bedrooms,
  • a living room with kitchenette,
  • a bathroom
  • a fully equipped kitchen (fridge, dishwasher, hob, microwave, coffee machine).

Apartment TOP 1 on the ground floor has a private terrace and garden measuring 135.11 m2.

Apartment TOP 2 has two balconies (17 m2) and apartment TOP 3 even has three terraces (34 m2) with a magnificent view of Schladming and the famous ski slopes above the town.

Each apartment also has a cellar and an outdoor parking space under a carport. Apartment owners and accommodated guests can enjoy a sauna.

All apartments have underfloor heating, parquet flooring and triple-glazed windows. The house is heated by a heat pump.

Schladming-Dachstein region Sports and entertainment all year round

Winter activities:

The Planai ski area, located in the immediate vicinity of Schladming, is famous for its World Cup races and annual concerts featuring the biggest music stars. The resort is connected by cable cars and ski slopes to the neighbouring resorts of Hauser Kaibling, Hochwurzen and Reiteralm.

Together, they form part of the Ski Amadé region, which, with its 25 ski resorts and 860 kilometres of slopes, is one of the largest winter sports areas in Europe with 263 kilometres of slopes, 81 lifts and world-famous resorts such as Flachau, Zauchensee and St. Johann.

The plateau above Schladming and below the slopes of Dachstein, the highest mountain in the region, are also a mecca for cross-country skiers. The mountain meadows around the village of Ramsau am Dachstein are criss-crossed by more than 200 kilometres of groomed cross-country trails.

Summer activities:

  • mountain hikes and hut-to-hut tours (e.g. along the Schladminger-Tauern Höhenweg long-distance trail)
  • 22 secured climbing routes, including the famous Sky Walk, one of the most difficult via ferrata routes in the Eastern Alps
  • trips to beautiful waterfalls and lakes (e.g. along the Wilde Wasser trail)
  • cycle routes through the Enns Valley (Ennsradweg)
  • challenging mountain bike trails around Dachstein
  • rafting on the Enns River
  • golf at one of five golf courses in the Schladming area
  • gastronomic tourism and cultural excursions (e.g. to the Benedictine monastery in Admont with its world-famous library)
