Introduction

Austrian investment apartments are not just found in famous ski resorts within sight of slopes and cable cars.

In recent years, a growing number of investors have shown a preference for summer activities - seeking locations suitable for swimming, water sports, and leisurely cycling. For them, Carinthia - Austria's southernmost state - is a perfect match. Nowhere else in the Alps will you find such an abundance of magnificent mountain lakes with sandy beaches and warm, crystal-clear water as right here.

One of the warmest alpine lakes, whose water reaches temperatures of up to 28 degrees Celsius in the summer, is called Klopeiner See. It is located near the town of Völkermarkt, nestled between the Drava River and the Kamnik Alps, which separate Carinthia from Slovenia.

Right on the shore of this lake, a new complex Lakeside Resort Klopeiner See with 41 investment apartments was inaugurated in October 2024, with several still available for sale.

Tourist rental and private stays

The apartments are designated for tourist rental.

Purchasers enter into a contract with a management agency, which ensures all management and operations, including:

  • Listing the accommodation on booking platforms (Booking, AirBnB)
  • Promoting the accommodation on its own website
  • Managing reservations and guest check-in/out
  • Collecting payments for accommodation
  • Cleaning the apartments
  • Maintenance and repairs
  • Insurance

Owners can use their apartment for personal purposes for up to 6 weeks per year (3 weeks during the summer and 3 weeks during the winter season).

Apartment and resort amenities

The new Lakeside Resort Klopeiner See features 41 apartments with spacious loggias, balconies, or terraces. The building houses a reception, a cafe, and a bar.

Each apartment includes:

  • a living room with comfortable sofas
  • a kitchen with a dining table
  • a kitchenette fitted with modern appliances
  • one or more spacious bedrooms

The apartment's furnishings and design elements are in pleasant pastel colors, creating a well-lit and cozy atmosphere.

What every owner and hotel guest will appreciate is the private grassy beach that offers unrestricted access to the lake. Right next to the apartment building, there is a large wellness center with an outdoor heated pool and a world of saunas.

Klopeiner See and Surroundings

Year-round enjoyment awaits at Lake Klopeiner See. The lake's water, boasting the purity of drinking water, remains pleasantly warm throughout the summer. By June, it hits 22°C, and by August, it soars to 26-28 degrees 

The grassy beaches are perfect for sunbathing, while the turquoise waters invite a variety of leisure and sports activities from fishing to windsurfing and diving.

The surrounding area features more than 1,000 kilometers of hiking trails, winding through the gently rolling landscape around the Drau River, as well as across the crest of the Kamnik Alps, which occasionally rise to 2,100 meters above sea level.

Thanks to a dense network of bike paths around Klopeinersee, you can take a trip to Klagenfurt, 28 kilometers away. This capital city of Carinthia offers a historic center and the Minimundus amusement park with miniatures of famous buildings worldwide. Alternatively, explore the renowned Drau Cycle Path – one of Austria’s longest and most famous bike routes following the Drava River from the Dolomites to the Slovenian border. In both cases, simplify your return journey by catching a train from the nearest station, located about 3.5 km from the apartment complex.

The region around Klopeiner See is replete with natural wonders:

  • Obir – the largest stalactite cave in Europe (20 km)
  • Wilderstein Waterfall - the tallest free-falling waterfall in Europe (20 km)
  • Trögerner Klamm canyon (28 km)
  • Sablatnigmoor nature reserve (5 km)

Just 20 kilometers from the complex is the Petzen ski resort with 15 kilometers of slopes and a cross-country skiing and biathlon arena.

The Pirkdorf arena in nearby Feistritz also offers excellent conditions for cross-country skiing enthusiasts.
