Basic information

This project with investment flats for sale is located 100 meters from the shores of the Lake Ossiach  - one of the most popular tourist spots in southern Austria.

The original building was built and operated as a hotel facility. Since February 2023, it is being complete renovated and expanded, whereas the result of the reconstruction will be an apartment house with 15 modern apartments with private terraces and up to four rooms.

The allowed use of the apartments will be tourist accommodation as well as housing (Hauptwohnsitz) or unlimited personal use (Zweitwohnsitz). In other words, renting for the purposes of tourist accommodation is possible, but not mandatory. Owners can choose not to rent out their apartment and use it as often as they want.

Estimated completion of the reconstruction is expected by autumn 2024.

Return on Investment / Personal stay

If the owners of the apartments decide to rent their apartments for accommodation purposes, they can conclude a contract

with an operating agency that will ensure all administration and necessary services, such as:

  • offer of accommodation on online reservation portals (Booking, AirBnB),

  • online presentation of apartments, including search engine optimization,

  • receipt of payments for accommodation,

  • guest management (reservations, check in/out),

  • cleaning of apartments including bed linen change,

  • maintenance and minor repairs.

The remuneration of the operating agency for the above services is 25% of the rental income.

Thanks to the high occupancy of local accommodation facilities (up to 300 days a year), the annual net rental income can exceed

8 % of the purchase price, so far as the owner only rents the apartment and does not use it for a personal stay during the year.

Yet, it would be a pity if the owners did not use the apartments for personal stays - especially given the fact that in contrast to other Austrian projects, this project has no limitation on the number of days per year for free personal use.

Apartment equipment / available services

The hotel and individual apartments is reconstructed with the use of top-quality modern materials.

Each apartment will have individually controlled air conditioning and underfloor heating.

The equipment with furniture is provided on a voluntary basis. If the owners intend to use their apartment for their personal use, they can purchase their own furniture and equipment.

In the case that the owner chooses to rent the apartment for tourist accommodation purposes, his/her apartment will be fully furnished with luxury furniture, complete kitchen equipment and design accessories.

 

The interior design can be adjusted according to the buyer's ideas (for example, it is possible to choose from different types of floors), and it is also possible to connect adjacent units to create a larger apartment.

Lake Ossiach and its surroundings

Lake Ossiach is one of the most beautiful lakes in Carinthia. It is conveniently located between the Gerlitzen and Ossiacher Tauern mountain ranges, approximately 10 kilometers north of Villach.

 

Thanks to its exceptionally clear water and pleasant water temperatures (up to 27 °C), Ossiacher See is an ideal soummer spot for swimming and relaxing on its grassy beaches. In addition, it also offers a number of other activities to spend a pleasant day - such as windsurfing, wakeboarding, water skiing, riding a catamaran or kayaking. The lake is also a renowned place for catching perch, trout and other types of freshwater fish.

The region around Lake Ossiach offers countless possibilities of hiking. One of the most popular areas for pleasant hikes or full day hiking trips is the massif of Gerlitzen, which can be reached by the Kanzelbahn cable car and from which you can enjoy a wonderful panoramic view over half of Carinthia.

The dense network of cycle paths around the lake allows pleasant trips to surrounding lakes (Millstätter See, Wörther See) or to nearby cities such as Villach, Feldkirchen or Klagenfurt, the capital of Carinthia. The cycle path Ossiacher See Radweg that connects these three regional centers, runs along the northern shore of the lake right by the apartments, and connects the lake to the famous Drauradweg – one of the longest bike paths in Austria (300 km), which follows the course of the Drava River from the Dolomites all along to the border with Slovenia.

The city of Villach is also worth a visit. It has a beautiful historic center with a square dominated by a beautiful baroque town hall. In the spa resort of Villach-Warmbad, you will find spectacular thermal baths Kärnten Therme, with various attractions and a large wellnessarea. Villach is also a renowned center of regional gastronomy. You can spend a pleasant evening walking around the city and then enjoying a great dinner in one of local restaurants that use ingredients from surrounding estates and farms.

Also Slovenia or Italy that are really not far from Klopeiner See offer wonderful excursion destinations. You can visit the Julian Alps, take a raft ride on the beautifully blue Soča river, or even take a one day trip to the sea.

 

Even in winter, you will never get bored at Lake Ossiach. Just 100 meters from the resort, you will find a bus stop of a skibus that will take you to the cable car of the Gerlitzen ski area. The mountain bearing the same name is 1,909 meters high and offers a wonderful panoramic view over half of Carinthia. Directly from its top, wide and clear ski slopes ideal for carving skiing run down to all all directions. In total, the resort offers 52 kilometers of pistes served by 20 modern lifts and cable cars, as well as 15 mountain huts,

a cross-country skiing area and a children's snow park.

 

Carinthia is the region with the most hours of sunshine in the whole Austria. The skiing in local resorts - in pleasant temperatures and under blue skies - reminds of the famous ski areas of the neighbouring Italy.

  

The Dobratsch limestone mountain, located directly above Villach, is also worth mentioning. There used to be a ski area here, but the cable cars were dismantled twenty years ago and a nature park was created. In winter, it can only be accessed by snowshoes or ski alps.
