Basic information

The canton of Valais (in German: Wallis) is one of the most popular tourist areas in Switzerland, thanks to the Lake Geneva, the famous Matterhorn, world-famous ski areas, and also thanks to the largest Swiss thermal spa town Leukerbad.

Return on Investment / Personal use

The apartments are intended primarily for TOURIST RENTAL, but the owners can use them for private purposes for an unlimited period of time.

Each owner of an apartment concludes a contract with the management company, that is in charge of:

  • the overall maintenance, heousekeeping, repairs and cleaning of the whole complex,

  • promotion of apartments on accommodation platforms (booking.com, airbnb.com, etc.).

  • operation of the reservation system, guest accommodation and reception.

The rental income is distributed among the apartment owners in proportion to the size of

the individual apartments.

 

The expected net return on investment is expected to reach 5% per year.

 

Apartment equipment / available services

The apartment building has five floors (including the ground floor).

 

Each apartment is equipped with:

  • a modern kitchenette with complete equipment,

  • one or two luxurious bathrooms with WC, bathtub and shower,

  • own terrace or balcony with a fantastic view of the surrounding mountain panorama

       or the spa town.

The number of rooms depends on the type and size of the apartment.

On each floor, there is a small shared leasure room with a TV, a dining hall, a ski room as well as a reception. In the garden next to the apartment house, a chalet with sauna and two large jacuzzis can be found.

The termal spa town of Leukerbad

Leukerbad is one of the most famous tourist resorts of both the canton of Valais and

the entire Swiss Alps.

 

It is a picturesque town with approximately 1,600 inhabitants, surrounded on three sides

by the impressive massif of Bernese Alps. The place was already inhabited in the 4th century BC and has a long and rich history thanks to an important road that passed through the town and the Gemmipass above it, and connected the canton of Valais with the northern part

of the country. Nowadays, Leukerbad is a year round destination visited by tourists and spa guests from all over the world, who can enjoy the wonderful nature, the pleasant atmosphere of the town and dozens of pools with hot thermal water.

The Leukerbad ski area under the Torrenthorn mountain offers 50 kilometers of wide and perfectly groomed slopes of all levels of difficulty. The lower station of the cable car is located near the center of Leukerbad - right at the end of the spa promenade. Within half an hour

to an hour's drive from Leukerbad, a number of famous ski resorts can be found, such as

Crans-Montana (30 km), Veysonnaz (50 km), Saas-Fee (60 km) or Zermatt - Materhorn Ski Paradise (60 km).

In the vicinity of Leukerbad, plenty of cross-country ski trails can also be found. The most beautiful of them are to be found near the Gemmipass that can be reached by a cable car. Here, the groomed cross-country trails lead right on the snowy, frozen surface of

the Daubensee lake at an altitude of 2,200 meters.

In summer, Leukerbad and the canton of Valais are a paradise for alpine hikers and climbers. The Rhône Valley is surrounded from the north and the south by Alpine mountain massifs with famous 4,000-meter peaks such as Matterhorn, Monte Rosa or Weisshorn in the south, or Jungfrau with the mighty Aletsch Glacier in the north. 

Cyclists will appreciate the cycle paths along the Rhône (leading to the shores of Lake Geneva a hundred kilometers down in the valley), as well as the proximity of famous mountain passes such as the Simplonpass. Also, an abundance of mountain bike trails are available on both sides of the valley.

Accessibility

Depending on the traffic situation, it takes 10-11 hours to drive from Prague to Leukerbad

by car.

A shorter option (approx. 880 kilometers long) leads through Munich, Lindau, Sargans and Schwyz to Andermatt, and then over the Furkapass to the Rhône Valley. In winter, the road over Furka is closed and it is necessary to use a car train that takes a 15 kilometer long tunnel under the pass.

 

The longer, but time-comparable variant is about 1,000 kilometers long and leads through Nuremberg, Karlsruhe, Basel and Bern to Lake Geneva and then up to the Rhône Valley.

 

From Bratislava/Brno, the journey takes 12 hours and leads via Vienna, Linz and Salzburg

to Munich and continues via Lindau and Andermatt like the first above-mentioned route.

 

The nearest airports are in Bern (115 km) and Geneva (200 km), a smaller airport is located

in the city of Sion, less than 40 kilometers from Leukerbad.
