Basic information

The Lachtal ski resort located in the valley of the same name is more familiar to visitors from Slovakia or Moravia, then from the western part of the Czech Republic. The resort is located in the southern part of Styria and is much better accessible via the expressway from Vienna than from the north via the Low Tauern ridge. For Slovak visitors, it is one of the closest alpine resorts, where skiing is possible at heights above 2,000 meters and it is possible to rely on a sufficiently high snow cover.

Although Lachtal is the second largest ski resort in Styria, it still belongs to rather smaller or medium-sized Austrian ski resorts. However, thanks to its higher altitude, beautiful surrounding nature and very good accessibility, it is very popular with visitors from Vienna, Graz, but also Slovenia, Hungary and the aforementioned Slovakia. As a result, the occupancy of local accommodation facilities matches well-known ski areas in other Austrian regions, such as Tyrol or Salzburg.

In 2025, a new apartment building with 21 apartments will be built right next to one of the local ski slopes. The apartments will be designated for tourist rental, fully equipped and offered for purchase to prudent investors.

 

The high acommodation occupancy of Lachtal valley is reflected in the above standard estimated net rental yield of

6.5 - 9 % per year.

Return on Investment / Personal use

Apartments are designated for TOURIST RENTAL.

Buyers conclude a contract with the operating agency, which will ensure all administration and operation, i.e.:

  • offer on accommodation portals (Booking, AirBnB),

  • presentation of accommodation at its own website, optimised for search engines,

  • receipt of payments for the accommodation,

  • guest management (reservations, check-in/out),

  • apartment cleaning, including bed linen change,

  • maintenance and minor repairs.

​Owners of their apartments will have the possibility to use their apartments for private stays for up to 30 days a year.

The estimated net rental income (after deducting operating costs and management fees) is between 6.5 % and 9 % per year.

Apartment equipment / available services

The apartment house is located right next to the ski slope and has a spacious ski storage room and even its own ski rental. Accommodated guests as well as the owners have the opportunity to come on a winter holiday with ease - they can rent ski equipment and buy a ski pass at their accommodation, and put on their skis directly in front of their apartment.

A similar service also works in the summer, as the apartment house has its own mountain bike rental.

All apartments are fully equipped with comfortable, stylish furniture, and thanks to carefully designed accessories made of soft fabrics, they offer a pleasant and cozy feeling. Some apartments have a private sauna, infrared cabin or steam shower box.

Apartment owners and guests can use underground parking spaces.

Lachtal Valley

The Lachtal ski resorts offers 35 km of well prepared ski slopes, served by two modern six-seat cable cars and eight ski lifts. Its size cannot be compared to large ski regions or networks such as Ski Amadé or Skicircus, but it makes Lachtal more pleasant and quiet.

On top of that: lower stations of the cable cars are located very high (1,600 m) and most of the slopes are equipped with snow cannons, so you can ski here without any problems from the beginning of December until Easter. The local ski resort is very suitable for children. The children's park is carefully separated from the ski area and is excellently equipped - from a sliding carpet and rope lift for beginners to a slalom course for the little ones.

Fans of cross-country skiing will appreciate a well-groomed circuit suitable for both classic and skating. Directly in the valley, you can also find an ice rink and 1,5 km long illuminated natural snow toboggan run. Thanks to the high altitude, the apartment house in Lachtal is a great starting point for ski-alpine ridge hiking on the mountain ridge above the valley. After a whole day of ski fun on skis or in case of worse weather, a visit to the thermal pools is definitely more than welcome. Only 30 kilometres away, you can find the Aqualux Therme Fohnsdorf water park, with a total area of pleasantly warm pools exceeding 900 .

During summer, Lachtal offers an abundance of trips and alpine hikes. The Lachtal 6-er Bahn is also in operation during the summer holidays and takes visitors to the top station at an altitude of 1,970 meters above sea level. From there, you can easily reach the mountain ridge surrounding the Lachtal valley and offering stunning views reaching to the Dachstein range in the north. During the mountain hike, you can make a rest and enjoy pleasant meals in one of the mountain huts, such as the Grillerhütte or the Klosterneuburghütte.

Fans of cycling will appreciate more than 450 kilometers of trails for both mountain and road bikes. Not far from the Lachtal Valley, you can find the well-known Murradweg – one of the longest and most beautiful cycling routes in Austria, following the Mur river from the High Tauern Mountains to Graz and the border with Slovenia.

Biggest attractions for families with children include the adventurous Wilde Lachtal trail or the ropeway center near the town of Oberwölz, less than 15 kilometers from the Lachtal valley. Also Oberwölz itself is worth a visit - it has a beautiful historic center and a good selection of shops, cafes and restaurants.

A popular excursion destination that cannot be omittedt is the Red Bull Spielberg racetrack, where the Formula 1 World Championship races take place every year and where you can even try a test drive on the circuit.
