Basic information
Famous Tyrolean ski resorts SkiWelt Wilder Kaiser – Brixental and KitzSki (Kitzbühel) need no introduction for Czech and Slovak ski lovers. The area is perfectly accessible from the Inn Valley as well as from Salzburg, and is therefore very popular and frequently visited by them.
The town of Kirchberg is located at the point where both ski resorts interconnect. Thus, it is really very difficult to find a better place anywhere in Austria for demanding skiers. In the immediate vicinity
of Kirchberg, they can find 500 kilometers of perfectly groomed slopes of all levels of difficulty.
It is right in Kirchberg, where AlpenParks (the renowned developer and operator of hotel chains in Austria) prepares its latest project. The new hotel will consist of 50 luxury apartments, a wellness center and a restaurant operated by the renowned chef, Simon Taxacher.
The construction on the project started in summer 2023, its completion is planned for winter 2024.
Due to the reputation of the AlpenParks chain and the fantastic location of the complex, it can be expected that the apartments will not stay on the market for long and will be sold out quickly.

Return on Investment / Personal use
The apartments will be offered for ACCOMMODATION PURPOSES.
The management and operation of the project is provided directly by the AlpenParks chain.
As such, it will be responsible for:

the offer of apartments for accommodation purposes (Booking.com, Trivago, etc.),

the reservation of apartments and accommodation of guests,
-
housekeeping and maintenance,
-
cleaning of apartments, rooms and common areas,
The owners can use their apartment for the period of up to 6 weeks a year.
In Kirchberg – as in the whole valley of Brixental and Kitzbühel area – the season never ends. Thanks to the year-round offer of sport and tourist activities, local hotel rooms and apartments are occupied more days than in other parts of Austria. The net rental income should exceed 4% per year.
For the payment of net rental income, a pool system is applied. Each of the owners will receive a part of the total revenue, that corresponds to the share of the price of their apartment on the total price of all apartments. Therefore, the income of each owner is not determined by the occupancy of his/her apartment, but by the total occupancy of all apartments.
Apartment equipment / available services
The new project will be developed upon a complete reconstruction of an existing hotel. Once finished, it will contain the total of 37 luxurious and fully equipped apartments, created in an attractive design combining traditional and modern elements.
The apartments are furnished with a fully equipped inventory parquet. Owners can choose from a selection of many types of floors, doors and various textiles, as well as different patterns and colours, further to their personal preferences.
The apartment include one, two or three bedrooms, and a balcony or a terrace. A parking space in the underground garage or an outdoor parking place is available for each apartment.
The hotel will include a fancy restaurant and a wellness center with an indoor pool and saunas.
Kirchdorf, the valley of Brixental and surroundings
As mentioned, the location of Kirchberg is a dream for passionate skiers. Two cable cars (Maierlbahn, Fleckalmbahn) lead directly from Kirchberg to the KitzSki resort. Just five kilometers from Kirchberg, you can find Brixen im Thale, from which cable cars lead to both sides of the Brixental valley to the endless slopes of the SkiWelt ski area.
If 500 kilometers of slopes weren't enough for you, you can take a 20-minute ride to
the village of Fieberbrunn and enjoy the slopes of another world-famous ski resort - Skicircus. All in all, more than 830 kilometers of slopes can be found around Kirchberg.
The most famous one – the steep Streif slope, full of insidious turns and terrain waves, which falls from the Hahnenkamm mountain to the center of Kitzbühel, can be reached directly from Kirchberg by the above mentioned Fleckalmbahn cable car. In the second half
of January, you can easily become one from the devoted fans who watch the most famous race of the World Cup not from the crowd of spectators at the finish line, but directly from
the edge of the most difficult and most attractive downhill track in the world.
On top of the ski slopes, there are dozens of kilometers of groomed cross-country ski tracks through the Brixental and Leukental valleys, as well as accross the meadows below the Wilder Kaiser ridge. There is a railway line running nearby, so you can easily plan a cross-country ski trip to St. Johann, Brixen or Westendorf, and return comfortably by train. Also, the renowned Gaisberg natural toboggan run twists and turns directly above Kirchberg, and you can whiz
it down during day or night as it is illuminated.
In the summer, the surrounding alpine ridges with dozens of mountain huts are a wonderful area for hiking and mountain climbing. Kitzbühel Alps lie to the south and east from Kirchberg, while in the north, you can hike on the pleasantly undulating Hohe Salve ridge. Right behind it, you can see the majestic Wilder Kaiser massif with terrains for climbers and via ferrata fans.
Kirchberg and its surroundings offer plenty of fun for cycling enthusiasts as well. Namely, it is more than 1,000 kilometers of routes for road bikes and 800 kilometers for mountain bikes.

Kitzbühel which is seven kilometers away from Kirchberg, is also a renowned culinary center and a popular shopping place.
Accessibility
The fastest and easiest route from Prague to Kirchberg goes via Munich and Kufstein. It is
510 km long and takes 5 hours drive. The alternative via Linz, Salzburg, the south-eastern tip of Germany and the town of Lofer is shorter (455 km), but usually more time-consuming
(5,5 hours).
From Bratislava or Brno, the journey should not take more than 5 hours, the route follows the Austrian A1 highway from Vienna via Linz, Salzburg and Lofer.
The nearest airports can be found in Salzburg (90 km) and Munich (130 km), a small airport is also located in Zell am See (60 km).
