Basic information

Every summer, hundreds of thousands of tourists use the Katschberg tunnel, located on the A10 motorway between Salzburg and Villach, on their way to Italy or Croatia.

Many of them do not realise that they just surpassed the main Alpine massive ridge right under the beautiful Katschberg-Aineck ski resort located on both sides of the Katschberg pass. Still, the Austrians themselves consider this area to be their family holiday paradise and protect it as their little private secret.

Directly in the mountain pass, at 1,640 a.s.l., within walking distance from restaurants, shops and bars, and just 500 meters from

the main cable car, you can find a brand new apartment house with 19 apartments, opened for visitors in September 2023.

Apartments are offered for sale as investment property, and most of them were sold, with only last few units being still available.

Return on Investment / Personal stay

The apartments are fully furnished and ready for immediate tourist rental.

 

Owners can use their apartments for private use for up to 6 weeks per year. In addition, they can book them for last minute stays (i.e. last-minute reservations at a time when the apartment is not reserved for regular guests).

The complete maintenance (cleaning, caretaking, repairs), insurance, administration, guest management and marketing are provided by an operating company. Twice a year (after the end of the summer and the winter season), it calculates the net rental income - i.e. income from the accommodation after deducting operating costs and management fees - and sends it to the owners of the particular apartments.

Apartment equipment / available services

The apartment house will be built in a typical Alpine style, with a wooden facade.

It goes without saying that quality materials are used both in the construction and interior fittings.

In the building, you can find a reception, a ski room, and, as a nice bonus, small cellar units for apartment owners.

During their stay, accommodated guests as well as the apartment owners can enjoy a cozy wellness area with sauna and relaxation room.

Katschberg and surroundings

The Katschberg mountain pass is located at an altitude of 1,640 meters above sea level, on the main Alpine ridge that separates Salzburg and Carinthia. The area thus offers the best of both Austrian regions – breathtaking nature and alpine landscape.

 

The Katschberg region includes three villages – Katschberghöhe located directly at the Katschberg pass, St. Margarethen in the Lungau valley, and Rennweg on the Carinthian south side of the Hohe Tauern massif.

Lovers of winter sports will get their money's worth here thanks to 70 kilometers of sunlit slopes of all levels of difficulty. Very advanced skiers can try the black, three-kilometer-long and partly ungroomed Diretissima, one of the steepest pistes in the whole of Austria. Families with children will appreciate the exercise meadow near the Katschberg pass itself or the blue slope called Branntweiner. The ski area is served by 16 modern cable cars that lead up to the highest surrounding hills - Tschaneck (2,030 m) and Aineck (2,220 m). The descent from Aineck to the Lungau Valley is 6 kilometers long and overcomes the elevation of more than 1,100 meters.

The great advantage of Katschberg as a summer holiday destination is its excellent location between the High Tauern and the Nockberge Biosphere Park. The Tauern mountains have a purely alpine character and gradually rise to a height of three thousand meters towards the west. The Nockberge, with their grassy hills, are more reminiscent of the Low Tatras or the Ukrainian mountain meadows, and are a paradise for mountain hikers of all ages.

In summer, you can visit the Katschhausen amusement park with your family, where children can enjoy the mini zoo or have fun in the water world with bridges and slides. The Golfclub Lungau – Katschberg golf course is also conveniently near.
