Basic information

The investment apartments are located in the center of Hinterstoder, the largest ski resort in Upper Austria. The complex is approximately 600 meters from the Hössbahn cable car, which can be reached on foot or by ski bus or by car.

 

​The complex is already in operation, since 2019. The majority of the total number of 73 apartments 

has already been sold. The remaining apartments have a different permitted type of use.

*The categories (1-4) of  apartments are explained below.

Return on Investment / Personal use

The apartments can be divided into categories according to the allowed way of use:
 
CATEGORY 1 second home apartments (i.e. apartments to which the accommodation obligation does not apply, and which are can be used exclusively by the owners). The owners may decide to provide the apartments for touristic rental - in such case, the same conditions as for the category 3 would apply.
 
CATEGORY 3 – apartments that are obligatorily offered for tourist accommodation purposes. The owner can book them for private purposes up to 5 weeks per year (2 weeks in high season, 3 weeks in low season, subject to availability). For owner bookings, the cheapest accommodation price for the apartment applies. This regularly corresponds to 30% of the list price in the high season and 50% of the list price in the low season.
 
CATEGORY 4 – apartments that are also obligatorily offered for accommodation purposes. However, in this case, the personal use by the owner is not possible (i.e. the apartment
is held solely for investment purposes). The owners can book any apartment in the complex in the low season for a maximum of 3 weeks per year with a minimum of 20% discount on the list price, asubject to availability. However, the owner has no right to book his/her own apartment.


Apartments are maintained and rented by a professional agency.

The estimated net rental income for the category 3 and 4 is 3 - 4% per year (see the above table). It is a fixed rent (independent of the realised turnover or net profit) before the deduction of the maintenance reserve funds, the tourist tax and the property tax.
 

Apartment equipment / available services

The apartments within the aparthotel are adapted to the needs of guests who do not need

an in-house restaurant for breakfasts/dinners, and who are comfortable with a perfectly equipped kitchen with:

  • a fridge,

  • a dishwasher,

  • a microwave oven,

  • an electric kettle,

  • a complete set of kitchen utensils,

  • a coffee machine.

Each apartment has a balcony or a terrace with a view of the surrounding mountains. 

The aparthotel has a reception, where it is possible to arrange the morning delivery of fresh bread and rolls, or to make a reservation in one of the nearby restaurants.

The youngest guests can enjoy the children's playroom with a size of 80 m².

Also, it is allowed to have pets in the apartments.

Inside the building, there is a ski storage and a bicycle storage room, and there is also an area for washing bicycles next to the building. The price of the apartment also includes one designated parking space.

Hinterstoder and surroundings

Being located closer to the Czech and Slovak borders than the ski resorts in Tyrol, Hinterstoder is well known to Czech and Slovak ski lovers. The ski resort offers 50 km

of slopes, including the Hannes Trinkl World Cup slope, or the challenging Inferno slope with

a gradient of up to 70%. Hinterstoder also offers a large number of cross-country trails that lead around the villages on predominantly flat terrain.

In summer, Hinterstoder and the Pyhrn-Priel region can offer:

  • hiking opportunities with more than 600 km of trails across the Pyhrn-Priel region,

  • cycle paths and mountain bike routes,

  • paragliding and tandem flights in the Stoder valley,

  • rafting on the river Steyr,

  • canyoning,

  • climbing possibilities and fixed rope courses

       (with the famous Grosser Priel being the longest via ferrata in Austria).

Accessibility

From the large Austrian ski resorts, Hinterstoder is the most quickly accessible one.

The journey from Prague takes approximately 4 hours.

 

From Brno and Bratislava, the journey takes about 3,5 - 4 hours, depending on traffic conditions in and around Vienna.
