This beautiful apartment complex with 32 apartments offering a fantastic view of the surrounding mountain panorama is being built in the heart of the Zillertal valley, in the picturesque village of Fügen.

The apartments are determined for tourist rental and as such will be furnished down to the smallest detail, from the furniture to the last spoon in the sideboard. The accommodated guests can just bring their personal belongings and do not have to worry about anything else. On top of the luxurious accommodation, they will also be allowed to use a fantastic wellness center with an area of 200 m²

in the groundfloor of the resort.

Return on Investment / Personal use

Apartments are intended for TOURIST RENTAL with the possibility of a private use for

4 - 6 weeks per year. The apartments are managed throughout the year by a professional agency, which provides:

  • marketing,

  • reservation system,

  • guest accommodation (check-in / check-out).

  • housekeeping and maintenance,

  • cleaning of apartments, rooms and common areas,

The rental income before taxation should reach approx. 4% of the investment (see table above), and continuously grow in the following years. 

Apartment equipment / available services

The apartment house is built in a modern style with elements of Tyrolean architecture and with an emphasis on perfection in every detail. The apartments will be furnished in the Alpine spirit - from custom-made furniture to real moss walls and wallpaper with symmetrical ornaments. The main material used is wood, the beautiful smell of which pleases the senses and creates an atmosphere of safety and comfort.

 

Pleasant feelings were also taken care of in the bathroom. Modern equipment includes spacious showers with rain shower heads that can be used by two people at the same time.

 

On the ground floor of the resort, there is a spacious wellness center with:

  • Finnish sauna,

  • biosauna,

  • infrared cabin,

  • state-of-the-art regeneration showers,

  • stylish relaxation lounges,

  • outdoor pool and relaxing garden.

The Zillertal valley and the Hintertux glacier

The Zillertal valley does not need a long introduction. The wide valley of the Ziller River is located in the eastern part of Tyrol and is easily accessible from the highway between Kufstein and Innsbruck. Thanks to its excellent accessibility and more than 530 kilometers

of slopes, it is one of the most popular destinations for Czech and Slovak winter sports fans.

 

The Zillertal is lined almost along its entire length with ski slopes of all levels of difficulty.  Most of them are concentrated in three large areas (Zillertal Arena, Ski Zillertal 3000 and

the Hintertux Glacier) and the rest in smaller centers such as Kaltenbach or Fügen itself.

However, in the context of Zillertal, the word "smaller" needs to be taken with a grain of salt. The Hochfügen-Hochzillertal-Spieljoch resort located directly above Fügen offers 102 kilometers of pistes with 9 cable cars that take you up to 2,400 meters above sea level.

 

All ski areas in the valley can be visited with one multi-day Zillertaler Superskipass. The lower stations of the cable cars are located at the very bottom of the valley and are less than half

an hour away from each other - they are therefore excellently accessible by car, ski buses and train that brings skiers and tourists all the way to Mayrhofen.

Skiing in the Zillertal is possible all year round. In the summer, one day you can swim in one of the alpine lakes or go down the Ziller river on a raft, and the next day a cable car takes you to a height of 3,300 meters where you can have fun on 20 kilometers of ski slopes of the Hintertux glacier. While being there, you should definitely not miss a visit to the ice cave with breathtaking ice stalactites, huge sparkling crystals, frozen waterfalls and an impressive glacial lake.

 

There are more tourist attractions in the Zillertal than can be described here - from

125 kilometers of cross-country trails, 14 toboggan runs and 9 ice skating rinks to hundreds of kilometers of hiking trails and cycle paths.

Another advantage of the Zillertal is the fact that accommodation facilities, restaurants, bars and tourist attractions are spread over the entire valley and its slopes. There is not one overcrowded tourist center, but several dozen villages and towns, between which

thousands of tourists and skiers are sufficiently dispersed.

Accessibility

The journey from Prague to Zillertal takes 5.5 hours.  The journey is 560 km long and leads through Munich, Garmisch-Partenkirchen and Fernpass.

 

From Bratislava or Brno, the journey is half an hour longer. You will drive through Vienna (or around Vienna), and then on the highway through Salzburg, Kufstein and Innsbruck.

 

The nearest airports are in Innsbruck (50 km), Salzburg (145 km) and Munich (170 km).
