Basic information

This new development project is being built in the beautiful Alpine village of Fiss, located in the center of the famous Serfaus-Fiss-Ladis ski resort. The project consists of 14 exclusive apartments with accommodation capacity from two to eight guests.

The project is expected to be completed in mid-2024 and will also include a restaurant with 98 seats,

a wellness center and an underground parking lot.

Return on Investment / Personal use

Apartments are designated for ACCOMMODATION PURPOSES with the possibility

of a private use for 4 - 6 weeks per year.

Each owner of an apartment concludes a contract with a well-established management agency, which is in charge of marketing, reservation system, guest accommodation (check-in / check-out), as well as of the housekeeping, maintenance and cleaning of individual apartments and common areas.

The expected net rental income is expected to exceed 4 % p.a. from the very first year of operation.

Apartment equipment / available services

Each apartment is fully furnished and equipped. Incoming visitors just need to pack their bags and arrive - without having to worry about anything else.

 

When designing the interior, great emphasis was placed on quality materials. All apartments are equipped with luxury built-in kitchens including kitchen appliances such as dishwashers, ovens, stoves and refrigerators  from well-known German brands. Also, the bathrooms are fully furnished with modern equipment and designer accessories. The cozy environment of the apartments is further enhanced by home textiles made of warm and natural materials, and the overall concept of pleasant lighting.

The in-house restaurant with 98 seats is opened daily and offers fresh regional dishes. In a cozy and friendly atmosphere, you can forget about everyday life for a while and enjoy culinary specialties.

For overall relaxation after a long day on skis or a challenging hike, the project offers

a spacious wellness area with two saunas, an infrared cabin and a relaxation room.

Guests can park their car at one of 27 parking spaces in the underground garage.

Serfaus-Fiss-Ladis

Serfaus-Fiss-Ladis stands out among other ski resorts in Austria due to its absolutely exceptional location. All three villages, giving the name to the whole area, are located

on the south-facing mountain terrace below the slopes and meadows of the Samnaun massif, about 500 meters above the Inn river valley. The average 2,000 hours of sunshine enjoyed here during the year cannot be beaten by any other Tyrolean ski resort.

The resort is very quiet - the road from the valley ends in Serfaus, which is even car-free - 

the smallest underground in the world, with only four stations, runs from the parking lot located at the entrance of the village directly to the cable cars..

The village of Fiss, on the other hand, fascinates with its 600-year-old historic town center

with original house entrances and winding streets. There are 4 cable cars right on

the outskirts of the village - one brings guests from the lower based village of Ladis, while the other three take skiers to the endless slopes of the ski resort.

The area itself belongs to the biggest and most popular ones in Austrua.

It encompasses a total of 68 cable cars and 214 kilometers of slopes of the "French" type - they are wide, safe and very comfortable. Thanks to its exceptional location, Serfaus-Fiss-Ladis focuses on a more wealthy clientele. The accommodation here is more expensive than in other resorts, but in spite of that, the apartments and guesthouses here are fully occupied throughout the whole season.

In addition to skiing in fresh powder, the incoming visitors can also enjoy sledges, snowmobiles and other winter attractions, such as Skifox (combination of skis and sledges) or SnakeGliss.

Visiting the Serfaus-Fiss-Ladis area in summer is another pleasure. The resort offers many possibilities for everyone – from families with children to climbers and experienced alpinists. There are 11 year-round cable cars available, bringing the tourists to 500 km of hiking trails.

Adrenaline attractions can be found in the resort as well:  at the top station of the Möseralm cabin, you can find the Fisser Flieger ("kite" with 4 passengers in its claws, which flies over the meadow at a speed of up to 80 km/h) or the Skyswing ("free fall" in a giant swing).

The location of the resort above the Inn River valley is also ideal for paragliding.

Accessibility

The journey from Prague to the Serfaus-Fiss-Ladis resort takes 6.5 - 7 hours.  The route is 560 km long and leads via Munich, Garmish-Partenkirchen and Fernpass.

From Bratislava or Brno, the journey is 30 - 60 minutes longer: you will drive through Vienna (or around Vienna), and then on the highway through Salzburg, Kufstein and Innsbruck.

 

The nearest airports are in Innsbruck (90 km), Munich (200 km) and Memmingen

(170 km).
