Return on Investment / Personal use

The marketing, booking management, cleaning and maintenance are taken care of by a professional agency.

The annual return on investment is expected to exceed 3,3% p.a. in the second year of operation, and reach 4,5 - 5,2% p.a. during the following three years. The operating costs are borne by the agency which, in turn, keeps 25% of the operating profit. The remaining 75% is divided between the owners, in proportion to the size of their apartments.

 

The use of apartments for personal use is managed by a sophisticated Owner Awards (OA) system. For each calendar year, each owner is granted with a fixed number of Owner Awards corresponding to the size of his/her suite. During the year, the owners have the possibility to make a booking of their own suite or any other suite within the facility (so far as it is available). For the personal use of an apartment, they do not pay an accommodation fee. Instead, a respective amount of OA (depending on the type/size of rented suite, and the time of the year) is deducted from the granted amount of Owner Awards.

 

As a result, the number of days during which the owner can use an apartment for personal use, is not fixed. It depends on which suite was used by him and at during which season of the year.

* The price includes a fully furnished apartment (furniture, kitchen and bathroom equipment, etc.) and 1 - 3 parking spaces.

The number of parking spaces depends on the type of apartment.

Apartment equipment / available services

The suites and lodges consist of one to four bedrooms equipped in modern Alpine style. They offer great mountain views and dispose of spacious balconies or terraces. Some of the apartments have private saunas and fireplaces.

 

The facility offers:

  • a fancy restaurant and bar with culinary delights, wines and premium cocktails,

  • a spacious wellness area with pool, swimming pond, sunbathing areas, and various saunas.

 

The building has an underground parking lot with electric charging stations.

The Skicircus resort and its surroundings

Fieberbrunn is located on the doorstep of the Skicircus resort (Saalbach-Hinterglemm-Leogang-Fieberbrunn). As one of the largest and most attractive Austrian ski resorts, Skicircus offers 270 kilometres of ski slopes of various difficulty.

 

As the suites are located directly under the ski slope, next to the Fieberbrunn gondola lift, it is not entirely necessary to drive to any other places in order to enjoy the skiing fun. Yet, there are fantastic ski resorts in the vicinity that are definitely worth a visit:

  • St. Johann in Tirol – 12 km

  • SkiWelt resort (Ellmau/Going) – 20 km

  • Kitzbühel with its world-famous Hahnenkamm (Streif ski slope) – 23 km

  • Zell am See - 38 km

  • Kaprun - Kitzsteinhorn Glacier– 47 km
     

The surroundings of Fieberbrunn, especially the north heading Pillersee and the adjacent village of Hochfilzen are one of the top cross-country locations, with 100 kilometres of slopes in classic and skating style. Hochfilzen itself is the Austrian biathlon spot, regularly hosting World Cups and championships.

However, Fieberbrunn and its surroundings are attractive not only thanks to the winter sports possibilties. In summer and autumn, the Skicircus area is known as the largest bike region in Austria – offering over 80 kilometres of trails for experienced bikers as well as for families and kids. Bike shops and rentals are easily available, as well as guided bike tours with local guides.

 

Also, more than 400 km of hiking and walking trails for all levels of ability expect the summer tourists and mountaineers. The ridges and grass mountains around Fieberbrunn offer an impressive view of Kitzbüheler Alps, Wilder Kaiser as well as the High Tauern mountain range. Numerous huts with sun terraces offer a well deserved rest and refreshment.

 

The Pillersee valley is abundant in refreshing lakes and outdoor pools, such as Pillersee or lake Waidring.

 

At the middle station of the Fieberbrunn gondola lift, the leisure and family park named Timok Wilde Welt can be found. It offers Alpine coaster, forest rope course or climbing park for children.

 

In the nearby areas around Kitzbühel and under Wilder Kaiser, numerous golf courses can be found. Within the perimetre of 20-25 km from your suite, i.e. within half an hour drive, you can reach:

  • Wilder Kaiser Golf Club

  • Kaisergolf Ellmau Golf Club

  • Kitzbühel-Schwarzsee-Reith

Accessibility

From Prague, Fieberbrunn can be reached in approximately 5 hours – either via Regensburg, Munich and Kufstein, or by the Austrian routevia Linz, Salzburg and Lofer.

 

From Brno or Bratislava, the fastest way is by the Austrian A1 highway via Vienna, Linz, Salzburg and Lofer. Under normal conditions, the journey should take between five and five and half hours.

 

The nearest larger airport is in Salzburg, a smaller airport can be found in Zell am See.
